Estate Agency Property Manager
Salary: £30,000 – £40,000 per annum (negotiable based on experience)
Location: Stoke-on-Trent (covering Staffordshire)

Optima Plus Recruitment is exclusively partnering with a private property owner to recruit an experienced and driven Estate Agency Property Manager. This is a rare opportunity to take operational responsibility for a live residential property portfolio, while leading the setup and day-to-day management of a new estate agency office in Stoke-on-Trent.
The successful candidate will initially manage a portfolio of approximately 60-70 residential properties, with the opportunity to grow the portfolio and the agency as the business develops.
This role is suited to a property professional with essential, hands-on experience in UK property management or estate agency, who understands compliance, inspections, and operational control.
Key Responsibilities
- Establish and manage the estate agency office in Stoke-on-Trent
- Take full operational responsibility for an initial portfolio of circa 60-70 residential properties
- Oversee the full lettings and sales lifecycle across the portfolio
- Conduct compliant property valuations for rental and sales listings
- Carry out routine property inspections approximately every 3 months, ensuring standards, compliance, and maintenance requirements are met
- Source and acquire new properties, including via auctions
- Manage the purchase ledger, operational finances, and supplier relationships
- Ensure full legal and regulatory compliance across all properties including EPC requirements, gas and electrical safety, tenancy legislation, AML and Right to Rent compliance
- Develop and implement operational systems, policies, and workflows
- Act as the main point of contact for tenants, landlords, contractors, agents, and local authorities
- Recruit and manage staff as the agency scales
- Maintain high standards of professionalism, ethics, and best practice
Essential Requirements
- Proven UK property management or estate agency experience (essential)
- Strong working knowledge of lettings, sales, and residential property law
- Experience managing an active residential property portfolio
- Confidence conducting valuations and managing transactions end-to-end
- Experience undertaking routine property inspections and managing compliance schedules
- Understanding of financial processes, including purchase ledgers
- Ability to independently create, implement, and refine systems and procedures
- Strong organisational, communication, and leadership skills
- Full UK driving licence and access to a vehicle (preferred)
Desirable
- Experience managing a branch or high‑street office
- Knowledge of CRM systems such as Alto or Reapit
- Experience with HMOs, LHA, or supported housing
- Knowledge of property acquisition through auctions
- Ability to introduce new business, landlords, or industry contacts
Salary & Progression
- £30,000 – £40,000 base salary, dependent on experience
- Performance‑related bonus and commission schemes
