About the role:

We are looking for a Lettings & Administration Specialist to join our Neighbourhoods team within the Greater Manchester area. This is a fixed term contract up to 8 months. This role is home-based, with two days a month in the office, and you will also be required to attend our office in Didsbury for team meetings and training. The purpose of the role is to co-ordinate the lettings process and to support the Neighbourhoods team.

Responsibilities include:

Letting Our Homes:
  • Respond to lettings and housing options enquiries and provide housing advice to prospective customers.
  • Deal with all aspects of the letting process, from advertising a vacant property, processing shortlists, contacting applicants, collecting supporting documentation, checking applicants meet the criteria for the property, making property offers, keeping applicants informed while properties are being repaired and sending Welcome Packs to the applicant once the property is ready to let.
  • Ensure nomination targets are achieved and build effective relationships with Local Authority partners and Choice Based Letting providers.
  • Support high needs and high support applicants to apply for our properties, including playing an active role in initiatives like our Home + furniture scheme. Ensure support needs are flagged.
  • Oversee affordability assessments to check applicants can afford to rent the property they’ve applied for.
  • Ensure that applicants have provided correct documentation e.g., Right to Rent, identification, bank statements.
  • Obtain landlord references and other supporting information for customers applying for a property.
  • Make referrals to our Money Advice and Tenancy Support teams when required.
  • Create adverts and marketing campaigns in partnership with Neighbourhood Specialists.
  • Ensure accurate tenancy agreements and sign-up packs are produced.
  • Ensure new and prospective customers receive excellent customer service during the lettings process.
General Administration:
  • Perform general administrative duties to support the work of the Neighbourhoods team, including but not limited to: purchase order and invoice management, processing decorating vouchers, dealing with invoices for Council Tax and utility bills, assessing applications to join our mutual exchange system, processing Subject Access Requests when required.
