About The Role
We’re looking for an Asset Rationalisation Officer to join our busy Asset Management team at Onward Homes. You will be part of a small, specialist Asset Rationalisation Team of four, working to maximise the value created by Onward’s property assets. The team reviews the financial viability of empty homes, undertakes options appraisals on larger and more complex properties, and manages the end‑to‑end process for property acquisitions and disposals. We also deliver a range of other property‑related work, including reversionary freehold sales, lease extensions, land sales and wayleaves. To complement the existing skills within the team, we are seeking a new team member who can take a lead role in managing the appraisal process, ensuring robust analysis, consistency of approach and a clear audit trail.
Key Responsibilities
- Contribute to the development of the Asset Management Strategy, working with colleagues to understand asset performance, neighbourhood solutions and develop asset solutions to ensure efficient portfolio management.
- Develop and apply asset performance models; conduct net present value analysis linked to option appraisals to inform decision‑making about the future use of assets.
- Project‑manage rationalisation projects, including preparing business cases, progressing sales through agreed processes, liaising with estate agents, valuers and solicitors, and delivering financial targets for rationalisation programmes.
- Monitor void properties and agree strategies to deal with them; implement void policy initiatives and work programmes, and collaborate with housing management on neighbourhood performance and property sustainability.
- Support delivery of major projects, including specific portfolio reviews and tenanted transfers of properties between other registered providers.
- Provide regular reports and forecasts on rationalisation activity for the Board, management and colleagues.
Essential Skills & Experience
- Good understanding of asset performance issues and their impact on sustainability.
- Financial appraisal skills for option appraisals, including knowledge of necessary information to support such appraisals.
- Knowledge of the conveyancing process for property sales, with experience engaging solicitors and estate agents to achieve timely sales.
- High‑quality communication skills, both written and verbal.
- Proficiency with Microsoft Word and Excel; familiarity with housing management and property database systems.
- Project‑management skills to deliver several projects simultaneously.
- Excellent customer‑care and negotiating skills.
Desirable
- Understanding of the built form, building contracts and property development.
- Professional qualification in a property‑related discipline (e.g., MRICS, CIOB, MICE) or equivalent.
Qualifications
- Educated to GCSE standard or equivalent qualification/experience.
- Valid driving license.
