Role Overview
We are seeking to recruit a Repairs Specialist on a 12‑month fixed‑term contract to ensure our repairs service is delivered to customers, that our properties are well maintained and that we contribute to the delivery of neighbourhood plan objectives.
This role is hybrid, requiring regular attendance at neighbourhood sites across Merseyside for surveys and inspections and meetings with customers, as well as attendance at the Watson office in Liverpool.
Key Responsibilities
Customer Service
- Inspect empty properties to ensure work is carried out to bring them up to a lettable standard.
- Respond to customer enquiries that require a face‑to‑face visit.
- Listen to customer views, encourage resident involvement and make recommendations for organisational responses.
- Deal directly with customers experiencing problems with contractor performance and take personal responsibility for satisfactory resolution.
- Provide advice and assistance to customers to help maintain their homes, addressing condensation, fuel poverty and related issues.
Contract Management
- Carry out property defect and repair inspections and appropriate diagnosis.
- Issue orders to contractors, including prioritising, cost‑coding and estimating.
- Ensure all work meets standards, monitoring and controlling progress and adopting a project management approach for major works.
- Monitor spend against budgets, report significant variances and take action to keep spend within budget.
- Agree cost‑efficient variations to work.
- Ensure colleagues, contractors and customers comply with health and safety, equality, and statutory guidelines; ensure all contracts are specified, ordered, tendered, and payments processed.
Required Skills & Experience
- Knowledge and awareness of related housing regulations/law.
- Experience of contract management and property inspections.
- Experience of delivering face‑to‑face customer service.
- Experience of developing partnership working with support agencies, local authorities and community groups.
- Good understanding of the social, economic and political context in the neighbourhoods in which we operate.
- IT skills – Microsoft Office to an intermediate level.
- A full UK driving licence and access to your own car.
Essential Qualifications
- Educated to HNC/D in Building related studies.
Desirable Qualifications
- Degree in a related field.
