The role is instrumental in working on our existing real estate portfolio with a clear focus on financial performance and strategic decision-making to maximize returns on real estate investments as well as ensuring the efficient operation of real estate assets and the real estate business. This individual will work collaboratively with and support the investment teams and our operating partners, both in the acquisition phase and to drive execution of business plans and deliver value creation initiatives, as well as collaborate with the portfolio management team to measure performance and provide consistent, clear information across all property types to improve business planning, valuation and accurate reporting.

Who you'll work with:

  • Support throughout asset life cycle, including execution of business plans and exit, for assets with complex investment strategies, in conjunction with local operating partners, leasing/sales agents, property managers and other technical consultants.
  • Work collaboratively with the investment team to review potential acquisitions, with a particular focus on capex programs, construction budgets, and business plans.
  • Analyse, negotiate and recommend lettings, capital expenditure programs, refinancings within the existing portfolio.
  • Monitor development progress and capex expenditure to ensure delivery on time and within budget.
  • Drive sales marketing strategies, timing, and management of the disposal progress.
  • Challenge and support the operating partner, monitor progress.
  • Support annual/bi-annual property valuation process and preparation of internal and external reports.
  • Collaborate and build relationships with various stakeholders, including property managers, brokers, tax and legal teams to achieve investment objectives.
  • Evaluate asset level business plans and cash flow projections and work with operating partners on execution.
  • Communicate with senior management/internal stakeholders on a regular basis keeping them informed on the progress of the business plan, valuations major asset management initiatives and upcoming risks.

What you'll do:

  • Work collaboratively with internal stakeholders on various portfolio management initiatives.
  • Executing financing strategies, including regular loan compliance reporting.
  • Incorporate sustainability and ESG principles into real estate property management and development practices, working with our Sustainable Investment team.
  • Ensure all investments are governed effectively through the pension fund’s governance framework.
  • Regularly review the strategy of the existing portfolio to implement actions to achieve the pension fund’s objectives.

What you'll need:

  • 7-10 years relevant experience.
  • Exceptional organisational and time management skills.
  • Disciplined and diligent approach with rigorous attention to detail.
  • An ability to work effectively as part of a team as well as independently, including engagement with third parties (Operating Partners, agents, lawyers, property managers, and other advisors).
  • Excellent analytical and financial modelling skills.
  • Understanding and experience of real estate valuation and value drivers.
