Job Summary:
To carry out property inspections on behalf of the Maintenance team and play a pivotal role in the successful delivery and completion of maintenance works relating to damp, mould, disrepair, complaint outcomes actions and complex repair cases. To assist the wider maintenance team in the provision of pre and post inspections across the Properties Directorate.

Main Responsibilities:
- Responsible for diagnosing the cause of general property disrepair in relation to condensation, damp and mould in properties and specifying suitable remediation through a single or multi-stage approach.
- Carrying out pre and post inspection, both in person and virtually where required for planned and contractor works as well as standard reactive maintenance surveys.
- Produce detailed reports concerning findings including options for remedial solutions. To determine any other works required whilst on site and highlight to the Works Planners through the use of the systems in place.
- Be able to work to strict timescales for Awaab’s law and despair deadlines.
- Support the Damp, Mould & Disrepair Manager to drive continuous improvement of damp, mould, disrepair and general maintenance works.
- To carry out repairs where possible as part of the Maintenance teams on site.
- To support the Damp, Mould & Disrepair Manager in the management of trade colleagues and contractors whilst on site.
- To ensure that all customer and/or property information and/or data is up to date and passed to the relevant staff member. Identify how data collected could be used to improve performance.
- To provide a customer-focused service through advice, information, and effective liaison with appropriate colleagues with regards to damp & mould, disrepair & maintenance.
- Ensure that inspections and works are completed in line with the Maintenance Policy and Damp and Mould Policy/Guidance.
- Liaise with other supervisors and the Works Planners to monitor delivery and make any necessary adjustments between teams to ensure optimum utilisation of staff to meet service requirements.
- The post holder will be expected to be aware of safeguarding vulnerable adults and children and report any concerns via Ongo’s Safeguarding policies and procedures.
Skills, Competence, Experience Required:
- A formal qualification or significant experience in a construction/maintenance related area.
- Computer literate and competent in the use of Microsoft office applications.
- Knowledge and experience of Health & Safety regulations and its practical implementation.
- Knowledge of general construction techniques.
- Experience of diagnosing building defects.
- Excellent Customer Service skills and the ability to resolve issues and complaints for our tenants.
- Excellent communication skills.
- Good problem-solving skills.
- Previous experience of working to timescales.
- Working as part of a team, as well as on an individual basis.
- Ability to work flexibly, including evening/weekend working.
- Full driving licence.
