Freelance Estimator / Quantity Surveyor & Estimator

The Opportunity
O'Neill & Brennan are working in partnership with an established commercial contractor to source an experienced Freelance Estimator or Quantity Surveyor / Estimator.
This is an estimating-led position requiring someone who can quickly integrate into the business and independently manage the pricing and tendering of commercial works.
Candidates must have previous experience working within commercial contracting, with Schedule of Rates experience a significant advantage.
Key Responsibilities
- Prepare detailed estimates and competitive tenders for commercial works.
- Review drawings, specifications and tender documentation.
- Complete take-offs and price labour, materials and subcontract packages.
- Produce and work with Schedules of Rates.
- Obtain and analyse subcontractor and supplier quotations.
- Identify commercial risks and opportunities during the tender process.
- Liaise directly with clients, subcontractors, suppliers and operational teams.
- Maintain accurate tender and estimating documentation.
- Support wider commercial requirements where appropriate.
About You
We are interested in experienced freelance professionals who can demonstrate:
- Previous experience as an Estimator or combined Quantity Surveyor / Estimator.
- A strong background working within commercial contracting.
- Proven ability to independently price and tender commercial works.
- Strong knowledge of labour, material and subcontract costs.
- Excellent commercial and numerical awareness.
- Experience producing and working with Schedules of Rates – highly advantageous.
- The ability to work autonomously and hit the ground running.
This is not a standalone Quantity Surveyor position. Candidates must have demonstrable estimating and tendering experience.
