A well-established residential developer is seeking an Intermediate Quantity Surveyor to join their commercial team on a major 500-unit residential development in North London. This role offers the opportunity to take greater ownership of commercial packages while continuing to develop under the guidance of a Senior or Project Quantity Surveyor. You will be involved across the full project lifecycle, gaining exposure to procurement, cost control, and post-contract commercial management on a large, multi-phase residential scheme. This position is ideal for an Assistant QS ready to step up, or an Intermediate QS looking to strengthen their experience on a complex, high-volume residential development.

Key Responsibilities

  • Managing allocated subcontract packages from procurement through to final account
  • Assisting with subcontractor negotiations, valuations, and variations
  • Supporting post-contract commercial management and cost control
  • Preparing cost reports, forecasts, and cash flow information
  • Monitoring subcontractor performance and payments
  • Assisting with the management of commercial risk and opportunity
  • Supporting the Senior / Project QS with overall commercial reporting
  • Working closely with site and project teams to ensure financial performance

Requirements

  • Proven experience as an Assistant or Intermediate Quantity Surveyor
  • Experience working on residential construction projects
  • Good understanding of the construction and commercial process
  • Experience managing subcontract packages with limited supervision
  • Degree-qualified in Quantity Surveying or a related discipline
  • Strong communication, organisation, and commercial awareness
  • Ambition to progress to Project QS level
