A well-established and growing residential developer is seeking an experienced Site Manager to join the business and take responsibility for the delivery of a new affordable housing development in North Devon. The initial project consists of approximately 30 housing association units, with the successful candidate joining the scheme prior to the Principal Contractor role being transferred from the groundworks contractor. This presents an excellent opportunity to become involved at an early stage, helping to shape the construction programme, manage the transition process, and lead the project through to successful completion.

This role would suit a Site Manager with a strong background in residential development who is comfortable managing schemes from inception through to handover and has particular experience overseeing significant groundworks, infrastructure, retaining walls, roads, drainage and external works packages.

Key Responsibilities
  • Manage the day-to-day delivery of a residential housing development from early construction phases through to completion.
  • Coordinate subcontractors, suppliers and site labour to ensure programme targets are achieved.
  • Maintain the highest standards of health, safety, quality and environmental compliance.
  • Manage site logistics, sequencing and build programmes.
  • Liaise effectively with clients, consultants, local authorities and internal stakeholders.
  • Oversee infrastructure, retaining wall and civil engineering elements alongside traditional housing construction.
  • Drive quality standards and ensure homes are delivered to programme and specification.
  • Lead site teams through NHBC inspections, CML processes and final handovers.
Essential Requirements
  • Proven experience delivering residential housing developments from start to finish.
  • Strong understanding of construction sequencing, infrastructure and external works.
  • Previous experience managing sites with significant civils content, including roads, drainage and retaining walls.
  • Valid SMSTS
  • Valid CSCS Card
  • Valid First Aid at Work
  • Excellent communication, leadership and organisational skills.
Desirable
  • Scaffold Inspection qualification or demonstrable scaffold appreciation.
  • Experience working on affordable housing or housing association developments.
  • NHBC award-winning or quality-led project experience.
