They’re seeking an experienced Regional Manager to lead property management for one of their flagship developments in South West London, working on behalf of a single developer client.The Role
This is a hands-on, senior leadership role for an experienced property professional with a strong track record managing complex, large-scale developments.
You’ll manage a dedicated team of Senior Property Managers, acting as the key point of escalation for internal and external matters, while overseeing the day-to-day running of a flagship high-rise residential scheme.Key responsibilities include:Managing leaseholder queries and interpreting lease obligations accuratelyCarrying out regular site inspectionsOverseeing pre-contract documentation (Sales, LPE, etc.)Preparing and managing complex, multi-schedule service charge budgets and expenditureReviewing year-end accounts and responding to related queriesOverseeing health & safety compliance across the portfolioManaging supplier contracts, monitoring performance, and approving invoicesCoordinating major works, capital expenditure programmes, and reinstatement cost assessmentsMaintaining effective client liaison and providing clear, timely reportingLeading AGMs and resident meetingsManaging lease breaches appropriatelyOverseeing on-site staff, including Building Managers/Concierge teamsSetting team objectives, managing performance, and supporting recruitment, training and developmentSupporting senior leadership and contributing to strategic business decisionsAbout YouEssential:Proven experience managing complex, high-rise residential developments (500+ units, with complex service charge schedules)Strong experience managing complex mechanical & electrical systems and heat networksDirect experience managing a Higher-Risk Building (HRB), with sound knowledge of the Building Safety Act and Fire Safety England regulationsProven track record leading, managing and developing high-performing teams (both on-site and head office)Experience managing relationships with high-profile developer clients, balancing commercial, operational and stakeholder expectationsExcellent organisational, time management, and communication skillsHigh level of discretion, professionalism and confidentialityProficient in Microsoft Office (Outlook, Word, Excel)Professional property qualification (minimum MTPI)Experience influencing strategic decision-making at senior leadership levelDesirable:Experience leading client-facing reporting and stakeholder engagement for developer clientsExperience attending new business pitchesWhat’s on OfferSalary: 70,000Hybrid and flexible working25 days annual leave plus 8 bank holidays (option to purchase up to 6 additional days)Birthday day offLong Service Reward Scheme (extra leave + increased pension contribution)5 paid sick days + 5 hospital days per yearPrivate medical insurance access (discounted, employee-funded)Cycle to work schemeStudy support (financial and leave, by agreement)Wellbeing allowance (150/year) or health cash planAccess to mental health support/coachingAnnual salary reviewSubsidised social events and employee engagement activitiesHow to Apply:Please get in touch with Violet Kaye at Property Recruitment are specialists in the real estate sector covering block and estate management, Build To Rent, financial services, commercial and facilities management.
