Our client is a leading property management company known for delivering exceptional service across complex, large-scale residential developments. They’re seeking an experienced Regional Manager to lead property management for one of their flagship developments in South West London, working on behalf of a single developer client.

The Role

This is a hands-on, senior leadership role for an experienced property professional with a strong track record managing complex, large-scale developments. You’ll manage a dedicated team of Senior Property Managers, acting as the key point of escalation for internal and external matters, while overseeing the day-to-day running of a flagship high-rise residential scheme.

Key responsibilities include:

  • Managing leaseholder queries and interpreting lease obligations accurately
  • Carrying out regular site inspections
  • Overseeing pre-contract documentation (Sales, LPE, etc.)
  • Preparing and managing complex, multi-schedule service charge budgets and expenditure
  • Reviewing year-end accounts and responding to related queries
  • Overseeing health & safety compliance across the portfolio
  • Managing supplier contracts, monitoring performance, and approving invoices
  • Coordinating major works, capital expenditure programmes, and reinstatement cost assessments
  • Maintaining effective client liaison and providing clear, timely reporting
  • Leading AGMs and resident meetings
  • Managing lease breaches appropriately
  • Overseeing on-site staff, including Building Managers/Concierge teams
  • Setting team objectives, managing performance, and supporting recruitment, training and development
  • Supporting senior leadership and contributing to strategic business decisions

About You

Essential:

  • Proven experience managing complex, high-rise residential developments (500+ units, with complex service charge schedules)
  • Strong experience managing complex mechanical & electrical systems and heat networks
  • Direct experience managing a Higher-Risk Building (HRB), with sound knowledge of the Building Safety Act and Fire Safety England regulations
  • Proven track record leading, managing and developing high-performing teams (both on-site and head office)
  • Experience managing relationships with high-profile developer clients, balancing commercial, operational and stakeholder expectations
  • Excellent organisational, time management, and communication skills
  • High level of discretion, professionalism and confidentiality
  • Proficient in Microsoft Office (Outlook, Word, Excel)
  • Professional property qualification (minimum MTPI)
  • Experience influencing strategic decision-making at senior leadership level

Desirable:

  • Experience leading client-facing reporting and stakeholder engagement for developer clients
  • Experience attending new business pitches
