About The Opportunity

One Property Recruitment is delighted to be working with a well‑established and highly regarded managing agent based in Notting Hill. This is an excellent opportunity for an experienced Block Manager to join a professional and supportive team, managing a quality residential portfolio. You will be responsible for the full management of residential blocks, ensuring compliance with UK property legislation, maintaining high standards of service delivery, and protecting the interests of leaseholders and freeholders. This role offers autonomy, responsibility, and the opportunity to work within a structured and compliance‑focused environment.

Key Responsibilities

  • Manage a portfolio of residential leasehold blocks, ensuring properties are maintained to a high standard
  • Conduct regular site inspections and prepare detailed reports
  • Oversee reactive and planned maintenance works, including Section 20 major works where required
  • Ensure full compliance with Health & Safety, Fire Safety regulations, and the Building Safety Act (where applicable)
  • Arrange statutory testing (fire alarms, emergency lighting, lifts, asbestos management, etc.)
  • Prepare and manage annual service charge budgets and monitor expenditure
  • Authorise invoices and manage contractor payments
  • Obtain competitive quotations, appoint contractors, and monitor performance
  • Manage insurance renewals and claims
  • Act as the main point of contact for leaseholders, residents, directors, and freeholders
  • Organise and attend AGMs and directors’ meetings, preparing and issuing minutes
  • Handle complaints professionally and elevate where necessary
  • Provide clear advice on lease obligations and management matters
  • Utilise property management systems such as Qube and Fixflo

About You

  • Minimum 2 years’ experience in residential block management
  • Strong knowledge of UK leasehold legislation
  • Experience managing Section 20 major works
  • Excellent organisational and time management skills
  • Strong written and verbal communication skills
  • Financially aware with experience managing service charge budgets
  • Proactive problem‑solver with a customer‑focused approach
  • IRPM or TPI qualification (or working towards) desirable
  • Experience using Qube and Fixflo systems desirable
