One Property Recruitment is seeking a confident and proactive Block Manager to join our client’s small but growing property management team based in Harlow. This is a fantastic opportunity for someone looking to take ownership of their own dedicated portfolio within a close-knit and collaborative environment. The team is small, comprising six professionals, offering the chance to make a real impact and gain exposure to all aspects of block and property management. This is a fully office-based, permanent role with opportunities for professional development and progression within the business.
Salary: Up to £35,000 per annum (depending on experience and qualifications)
Main duties:
- Manage a dedicated portfolio of residential (and some commercial) properties, taking full ownership of day-to-day operations
- Oversee maintenance requests, planned works, and statutory compliance, ensuring issues are resolved efficiently
- Conduct regular site inspections to monitor health, safety, and property standards
- Act as the main point of contact for leaseholders, tenants, contractors, and key stakeholders
- Prepare budgets, service charge accounts, and financial reports
- Organise and attend residents’ meetings and AGMs, including minute taking and action follow-ups
- Support and liaise with junior team members where required to ensure high service standards
- Maintain accurate and up-to-date property management records
About You:
- Previous experience in block management or residential property management
- Good working knowledge of residential leasehold legislation and statutory compliance
- Confident managing your own portfolio in a small team environment
- Strong organisational, communication, and interpersonal skills
- Proactive, professional, and able to work independently
- Full UK driving licence is desirable
