Olympia Estate Services | Hammersmith | 6 months, option to extend up to 12. Olympia is one of London's most exciting estate transformations — a landmark destination bringing together world-class events, hotels, music and performance venues, restaurants, offices and public space. Behind it sits a genuinely complex financial ecosystem: multiple operating businesses, a PropCo/OpCo structure, and around 18 distinct tenants and revenue streams, from global hotel brands to live entertainment operators. We're building the financial infrastructure this estate will run on for the next decade, and we're looking for the person to architect it.
The role involves working directly with the Head of FP&A, and collaborating with the CEO, CFO and asset managers. You will design and build the modelling and reporting architecture that takes our FP&A function to steady state:
- Design and build OpCo and PropCo consolidation master files, drawing together tenant-level 10-year forecast models across P&L, cash flow and balance sheet.
- Standardise the full model suite, with built-in integrity and sanity checks.
- Architect reporting packs: board, lender and monthly management reporting as automated outputs directly from the models.
- Bring structure and rigour: tie models, forecasts and KPIs to reporting requirements and insight across audiences from operators to investors.
- Support the FY2027 budget and five-year business plan cycle.
You won't be maintaining someone else's spreadsheets. You'll be defining how a newly built FP&A function works and leaving behind infrastructure a lean team can run without you.
What we're looking for:
- An experienced three-statement modeller (P&L, cash flow, balance sheet) with a track record of building complex models from scratch.
- Extensive reporting experience; you know how to turn model outputs into board, lender and management reporting that lands with each audience.
- Real estate experience preferred (PropCo/OpCo structures, NOI, service charge, leasing dynamics); exposure to consolidations across multiple entities highly valuable.
- Advanced Excel; experience with reporting automation tools.
- Qualified accountant (ACA/ACCA/CIMA) or equivalent FP&A pedigree.
- Self-directed and delivery-focused, comfortable owning a build programme against real deadlines.
Details: Fixed-term contract: initial 6 months with option to extend (potentially up to 12 months). Based at our offices on the Olympia estate, Hammersmith Road, West London.
