Role overview

The Senior Workplace Advisor is responsible for generating qualified business opportunities by engaging senior decision-makers within organisations considering workplace relocation, refurbishment or fit out projects.

Working as part of the Business Development team, the Senior Workplace Advisor uses consultative telesales techniques to identify opportunities, build relationships and secure high-quality appointments for the Project Development Directors.

As one of the first points of contact for prospective clients, the role is fundamental in creating a positive first impression of Oktra and positioning the business as the market-leading Design & Build partner.

Success in this role requires resilience, commercial awareness, excellent communication skills and the ability to build rapport with senior stakeholders over the telephone.

Key Responsibilities

  • Business Development
  • Generate qualified appointments with senior decision-makers responsible for workplace, property and office fit-out projects.
  • Conduct high levels of outbound telesales activity to prospective clients using CRM data, marketing campaigns, referrals and self-generated research.
  • Identify organisations with upcoming workplace requirements and qualify opportunities against agreed business criteria.
  • Develop relationships with key contacts to create future business opportunities and repeat engagement.
  • Consistently achieve individual appointment, activity and pipeline targets.
  • Appointment Generation
  • Secure high-quality meetings for Project Development Directors with organisations actively considering workplace projects.
  • Ensure appointments are fully qualified with accurate project information, timescales, budget and decision-making structure.
  • Provide comprehensive meeting briefs to the Project Development Directors ahead of appointments.
  • Maximise appointment conversion through effective questioning and relationship building.
  • Client Engagement
  • Represent Oktra professionally during every client interaction.
  • Clearly communicate Oktra's Design & Build capabilities, experience and market-leading reputation.
  • Build trust and credibility with senior executives, including Managing Directors, CEOs, Operations Directors, HR Directors, Workplace Managers and Property professionals.
  • Maintain regular communication with prospects through planned follow-up activity.
  • Pipeline & CRM Management
  • Accurately record all conversations, appointments and client information within the CRM.
  • Maintain an organised and active pipeline of prospects.
  • Ensure follow-up activities are completed within agreed timescales.
  • Work closely with the Database Manager to maintain accurate and up-to-date CRM records.
  • Market Knowledge
  • Develop an excellent understanding of the commercial office Design & Build market.
  • Maintain strong knowledge of Oktra's services, project portfolio and sector expertise.
  • Stay informed on market activity, occupier movements and workplace trends to identify new opportunities.
  • Share market intelligence with the wider Business Development team.
  • Collaboration
  • Work closely with the Head of Research to ensure researcher prospect lists are prospected effectively.
  • Prospect Marketing leads to maximise campaign-generated leads.
  • Support the Head of Business Development with pipeline updates and market feedback.
  • Provide constructive feedback to improve lead quality, messaging and business development processes.
