  • Qualifications: Five years of experience in BMS, with expertise in Tridium and Schneider systems.

Location: Base at our Lisburn headquarters with travel to London for site work, typically a few days at a time rather than long term relocation. Engagement: 12 month initial contract, renewable. B2B through your own limited company. Day rate £600 per day, with travel, accommodation and subsistence to London projects covered in full on top of the rate. Paid weekly in GBP.

About OKTO: OKTO Integrated Services has spent over three decades delivering complex multi-system integration on projects where the technology has to be invisible and the user experience uncompromising. We are now extending that discipline into critical infrastructure, and building two of our own products: CIDE-OS, the Critical Infrastructure Digital Estate Operating System, and Strata Shell, the operational intelligence interface that runs on live building data.

The role: This is a BMS role focused on mechanical control strategy, software engineering in Tridium and Schneider, and commissioning to a standard that survives witness testing at the first attempt. You will take engineering ownership of BMS software and commissioning across our live London portfolio.

What you will do:

  • Install, engineer and commission large and complex BMS systems, focused on Tridium Niagara N4 and Schneider EcoStruxure Building Operation.
  • Code within the Tridium and Schneider environments.
  • Read and interrogate engineering drawings, point schedules, descriptions of operation and control logic.
  • Create graphics that fit the control application and the operator who has to use them.
  • Conduct functional performance testing and produce commissioning documentation.
  • Support site installation teams with technical guidance and commissioning requirements.
  • Lead commissioning teams where the project demands it.
  • Deliver as-built strategy narratives, O&M content, and client and facilities team training.

Mechanical strategy: You should be able to walk into a plant room, read the schematic, and know before anything is energised where the strategy will fail.

Integration and data: Our engineers are expected to be capable at the layer above the controller as well as at the controller. Fluency in building protocols such as BACnet/IP, Modbus TCP, and OPC UA is essential.

What you will bring:

  • Minimum five years leading commissioning on complex BMS projects, with a strong background in Tridium and Schneider systems.
  • Software and commissioning depth, not installation or reactive service.
  • Excellent working knowledge of mechanical and electrical systems and how BMS integrates with other building services.
  • Strong client-facing and witnessing skills.
  • Right to work in the UK, and willing to clear background checks for healthcare and other regulated client sites.
  • Full UK driving licence.

Highly desirable: Experience in healthcare estates, luxury hospitality, or superprime residential environments. Niagara N4 at developer level.

Who you are: You take pride in your work, are self-driven to get it right, and communicate honestly. You sweat the details and think in systems, not devices.

What we offer: Work on flagship projects, access to our technical training programme, and direct access to OKTO technical leadership.

How performance is measured: You are engaged to deliver value, with engagement reviewed against control strategies, commissioning records, and site conduct.

Contract terms: £600 per worked day for a Lisburn base, with travel and accommodation to London projects covered by OKTO. Invoiced and paid weekly in GBP, B2B through your own limited company. Outside IR35.

How to apply: Send your CV and a covering note of no more than 300 words answering one question: Describe a control strategy you inherited that was wrong. How did you prove it, and what did you change? Applications without that note will not be reviewed.
