ODGroup is a leading office interiors company based in the City of London, with a dual focus on both traditional construction and design and build. We have firmly established our brand due to excellent service and a commitment to ongoing innovation, and despite the pandemic are on track for another successful year. We are currently looking for talented and ambitious Project Managers to join our traditional arm in securing and delivering projects as part of the delivery team.

This opportunity has been created to manage the entire project process from pre-start activities, through design, procurement, and construction phases, to practical completion and finalisation of the defects period.

Responsibilities include but are not limited to:

  • Actively manage commercial fit-out projects.
  • Correctly interpret the requirements of the client and the professional team.
  • Follow management procedures to maintain efficiency and a high level of service.
  • Be proactive in assisting the client and the professional team in the event of changing requirements.
  • Maintain high levels of quality supervision.
  • Complete the project within the client’s budget.
  • Complete the project on time or earlier.
  • Exceed the expectations of the client and the professional team.
  • Complete the project defect-free.
  • Minimise the risks both contractually and financially.
  • Ensure all construction work is undertaken safely and that all Health & Safety duties and documentation required by law are fully completed.
  • Ensure each project is set up with a professional supply chain managed by a competent Construction Manager, and continually review their performance.
  • Ensure the highest quality of workmanship is achieved by all trades.
  • Chair site meetings and monitor subsequent action plans.
  • Resource the site adequately regarding labour, equipment, and materials.
  • Implement the company’s Health & Safety Policy and ensure all statutory regulations are complied with and that all personnel receive adequate training.
  • Programme and organise the works assessing critical path activities to complete the whole project on time and prioritise extra works to maintain a consistent level of service.
  • Negotiate and place orders for sub-contractors and suppliers in conjunction with the commercial team, achieving the most competitive price, quality of service, and programme.
  • Prepare and present cost value comparisons to show actual expenditure against budget and contribution levels.
  • Prepare and agree valuations of work at the intervals stated within the contract and ensure that client payment is made on time to achieve good cash flow.
  • Prepare and agree final accounts.
  • Follow ODGroup procedures regarding site files, contract files, and the forms used therein.
  • Ensure that your personal organisation is at a level to ensure that responsibilities and duties are carried out in a professional and organised manner.
  • Provide pre-construction input and assistance in securing construction contracts through production of programmes and method statements when requested.

Skills and experience required:

  • A proven track record of delivering fit-out projects safely, on time, and on budget.
  • A team player who takes accountability and seeks continuous improvement.
  • Excellent verbal and written communication.
  • Deep knowledge of both building fabric and technical services.
  • Experience with Asta, Powerproject, and Aconex, or similar packages.
  • H&S – minimum requirement of SMSTS.
  • High level of commercial acumen.
  • Excellent client-facing and account management skills.
  • Attention to detail; a process-driven approach with good time management and ability to meet deadlines.
  • A confident, knowledgeable, and articulate personality.
  • A leader with the ability to develop and mentor other members of the team.
