DEVELOPMENT DETAILS

You’ll be the on-site presence for a well-maintained community of 74 apartments set in leafy Highgate, moments from Highgate Wood and the independent charm of Highgate Village. With secure entry, tidy communal spaces and a calm residential feel, it’s a place where residents value safety, service and a spotless environment. Northern line links are within easy walking distance via Highgate and East Finchley stations, and as a live-in role you’ll have a one-bedroom flat on site, helping you respond swiftly and build strong relationships with residents.

ROLE EXPECTATIONS

You will take pride in keeping the communal areas immaculate, safe and welcoming, carrying out daily cleaning, basic maintenance and regular checks. You’ll be the friendly first point of contact for residents and contractors, handling queries, coordinating works and escalating issues promptly. You will balance hands-on tasks with diligent record-keeping to ensure compliance and smooth day-to-day operations.

WHAT SUCCESS LOOKS LIKE

  • Residents consistently comment on the cleanliness, safety and warmth of the communal areas.
  • Planned checks and compliance tasks are completed on time, with accurate records and zero overdue actions.
  • Minor repairs are resolved quickly and larger issues are escalated early with clear, informative updates.
  • Contractors are well-briefed, supervised and work is signed off to agreed standards.
  • Communication is proactive, friendly and solution-focused, building trust with residents and the managing team.
  • Emergencies are handled calmly and effectively, minimising disruption and ensuring safety.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Cleaning and presenting communal areas, entrances, corridors, stairwells and bin stores to a high standard.
  • Conducting regular health and safety checks, including lighting, fire safety equipment, plant rooms and communal facilities.
  • Carrying out minor repairs and reporting more complex maintenance needs with clear details and photos.
  • Coordinating access and overseeing contractors, ensuring risk assessments and permits are in place.
  • Managing deliveries, keys and site logs, and maintaining tidy stores and equipment.
  • Responding to resident enquiries in person and via phone/email, resolving or escalating as needed.

  • You’re organised, reliable and comfortable working to schedules and checklists without constant supervision.
  • You’re health and safety aware, with an eye for hazards and a calm approach in urgent situations.
  • You’re happy to live on site, be visible, and take ownership of your building.

EXPERIENCE THAT HELPS

  • Experience in caretaking, facilities, housekeeping or estates roles in residential blocks or similar settings.
  • Confidence with basic DIY tasks such as painting, minor plumbing, adjusting doors and changing fittings.
  • Familiarity with health and safety routines, such as fire alarm testing, emergency lighting checks and COSHH.
  • Working with contractors and understanding permits to work and site inductions.
  • Using basic digital tools or apps to log checks, report issues and track tasks.
