Working Hours: Monday to Friday, 8am till 5pm
Main Purpose
Support the Assistant Contract Manager along with managing the Engineering Team in the delivery of Hard FM services across the PFI contract covering 8 School sites across the region.
Duties & Responsibilities
- Ensure Compliance through planned audits, inspections and testing of sites.
- Ensure all Compliance records are up to date and available at all times on each site and Sharepoint, or escalated to management.
- Ensure the CAFM system is managed and kept up to date with relevant details.
- Ensure Authority Damage (AD’s) and requests for Additional hours are managed and kept up to date.
- All jobs to be progressed in a timely manner to enable contractual obligations to be met with KPIs and central services to progress billing where necessary.
- Produce up-to-date ad hoc reports on services managing CAFM for all tasks planned and reactive works.
- Meet with client and auditors as necessary, and attend meetings ensuring all agreed actions are completed.
- Maintain buildings and sites across the contract as required.
- Take ownership of maintenance delivery at all sites.
- Ensure OCS policies and procedures are being adhered to and where necessary escalate.
- Cover all sites as and when required.
- Be on call for escalations.
- Organising on call rota with Engineer Supervisor.
- Managing of maintenance team.
- Responsible for team CPDs, appraisal, HR matters.
- Ensure all staff are competent and fully supported in all tasks.
- Ensure training and refresher courses are planned and implemented to OCS Technical Services.
- Assist in allocation of tasks to engineers.
- Prioritise own and engineer’s workload.
- Managing of Subcontractors as required.
- Ideally have a minimum of 3 years managerial or acting manager experience in building maintenance and/or Facilities Management.
- Previous trade training in M&E and experience essential.
- Use and plan your time to meet the requirements of the daily and weekly work requirements, and assist colleagues.
- Capable of competently using the IT provided.
- Be prepared to complete any task requested of you in the maintenance and support of the Contract implementation.
- Attend training as required to enhance management and technical skills.
- Good knowledge of H&S (formal training preferred).
- Attend monthly site meetings with Client.
- Create monthly reports for each site for SAM support.
