About The Role:
Shift Pattern: 4 days on, 4 days off, then 4 nights on, 4 nights off.
Within this role as a Maintenance Fabric Technician, you will be responsible for the efficient maintenance and repair of all internal and external fixtures and fittings, services routes under our control. You will play a key role, working with the Maintenance team, in the effective planning and completion of a range of pre-planned maintenance works, ensuring all services conform with current legislation (where required) and are fit for purpose.
Your main responsibilities will include:
- Provide input into and management of the planned maintenance schedule, ensuring associated work tasks are completed in accordance with the agreed PPM planner, SLA and KPI targets.
- Complete PPM and reactive works activities in accordance with contract requirements.
- Provide support and expertise to assist the Site Supervisor.
- Supervise works carried out by specialist sub-contractors, reporting anomalies to the Site Supervisor.
- Work with Site Supervisor to identify obsolete and end-of-life-cycle equipment for input into the forward maintenance plan and updating of the asset register.
- Day to day tasks include but are not limited to: Doors, door closers, painting and decorating, patch plastering, carpentry, tiling, carpet tiles, plumbing, floor boxes, lamping, gutter cleaning, replacing filters and belts on air handling units, cleaning FCUs, basic water treatment including de-scaling, roofing, lifting and shifting and various duties to meet the needs of our client.
- Carry out basic "first response" janitor duties such as unblocking toilets, mopping up spillages when required.
- Work with the wider M&E team to ensure all PPM scheduled tasks are carried out to programme and notify the Maintenance Supervisor immediately if any PPM deadlines are missed.
- Carry out all necessary minor plumbing and electrical (Lamp changes etc.) works when required.
- Ensure all documentation is maintained to a fully auditable standard required by the client & third-party accreditation standards.
- To be proactive in the maintenance of the site & equipment establishing sound maintenance practices and providing solutions to all reactive issues.
- Support your operational lead with contractor compliance.
- Be responsible for keeping all site specific COSHH registers up to date, keeping on top of needed stock, materials and equipment.
- Ensure that tasks either carried out directly by you as part of a team and sub-contractors work safely ensuring appropriate measures are taken with Risk Assessments and Method Statement in place.
You should meet the following criteria:
- Experience and Qualifications relevant to Building Fabric Maintenance, level 2 minimum (IPAF, PASMA, Working at heights, joinery).
- Able to demonstrate an understanding of high-quality service delivery and their impact on this.
- IOSH trained.
- Experience within a heritage environment (desirable).
- Experience using Microsoft Office (Excel, Word, Outlook etc.).
- Experience working off a PDA or similar for task planning (desirable).
