We’re hiring a Commercial Property Manager to take ownership of our commercial estate - maximising performance of existing assets (retail parks, store and drive-thru locations) while growing the portfolio through new retail and drive-thru development. You’ll work closely with our Senior Leadership Team and operations teams to align commercial strategy with delivery. Initial development opportunities will be progressed in partnership with Starbucks.
Key responsibilities:
- Manage and optimise the commercial property portfolio; maintain lease/asset records and key dates
- Lead lease negotiations, renewals and rent reviews; manage costs (service charge, rates) and ensure compliance
- Build strong relationships with landlords, tenants, agents and managing agents
- Drive occupancy and income (vacancies, leasing activity, marketing with agents)
- Identify and progress new sites (retail park/drive-thru): early-stage appraisal, planning/access/deliverability and commercial terms
- Coordinate external advisors (solicitors, surveyors, agents, planning consultants) and support transactions
- Provide input into property strategy, appraisals and growth planning
About you:
- Strong background in commercial property / estates / asset management (retail preferred)
- Confident with leases, rent reviews and commercial risk management
- Knowledge of the Scottish commercial property market
- Excellent negotiation, stakeholder management and organisation skills
- Desirable: site finding/development sourcing; RICS (or working towards); retail/hospitality experience
