Join Ocean Housing as a Property Services Manager (Planned Works) at Stennack House, St Austell. This is a 12 Month Fixed Term Contract with a salary of £52,541 per annum for 37 hours per week (Mon-Fri).

Are you an experienced property services leader with a passion for delivering excellent customer outcomes, managing major investment programmes and leading high-performing teams? Ocean Housing is looking for an ambitious and customer-focused Property Services Manager (Planned Works) to lead the delivery of our capital investment programmes, planned maintenance activities and special projects.
About the role:
- Reporting to the Head of Assets, Planned and Energy, you'll take overall responsibility for the management, performance and financial delivery of Ocean Housing's Planned Works service.
- Leading a dedicated projects team, overseeing a significant annual investment programme and ensuring the highest standards of customer service, health and safety, compliance and operational performance.
- Shaping service strategy, driving continuous improvement and ensuring we achieve our ambition of delivering top-quartile performance across all areas of Planned Works.
What you will be doing:
- Leading the delivery of capital investment programmes, planned preventative maintenance and special projects.
- Managing an annual budget and leading a team of around 15 skilled professionals.
- Developing and implementing annual programmes of work to improve homes and services for customers.
- Monitoring performance, managing risks and driving continuous improvement initiatives.
- Ensuring compliance with health and safety legislation, governance requirements and financial regulations.
- Managing contractors and partners to ensure excellent service delivery and value for money.
- Producing and presenting strategic, operational and financial reports to senior stakeholders.
- Supporting and developing a high-performing team through coaching, mentoring and effective leadership.
- Building strong relationships with customers, colleagues, contractors and external stakeholders.
What we are looking for:
We're seeking a motivated and experienced leader who can combine strong technical knowledge with exceptional people management skills.
Essential Experience & Qualifications:
- Relevant building trade qualification to NVQ Level 4 (or equivalent).
- Management qualification such as ILM/NVQ Level 3 or equivalent.
- Significant experience managing large-scale property maintenance or planned works services.
- Proven experience managing substantial budgets and delivering programmes on time and within budget.
- Strong track record of performance management, service improvement and complaints resolution.
- Experience managing contractors and multi-disciplinary teams.
- Extensive understanding of health and safety responsibilities and compliance requirements.
- Excellent customer service focus and stakeholder management skills.
- Strong IT and reporting skills, including experience using performance management systems and databases.
Desirable:
- Level 6 qualification in a relevant discipline.
- IOSH qualification or equivalent.
- Professional housing qualification.
- Experience working within social housing.
- Track record of leading successful organisational change and service transformation.
