Our client is responsible for the delivery of emergency and planned repairs, maintenance and refurbishments to 16,000 social housing properties across Hounslow. We are assisting them to recruit a Head Of Repairs & Voids to lead and manage the responsive repairs and empty homes teams.
About the role
You will ensure high quality, efficient and customer-focused repairs and maintenance services, delivered through a combination of direct labour and sub-contractors, whilst optimising the turnaround time of empty homes. It is a busy, challenging yet rewarding role that is critical in maintaining the safety, habitability, and satisfaction of customers.
Key Responsibilities include:
- Oversee the delivery of responsive repairs and maintenance services, ensuring compliance.
- Oversee the voids process to minimise void time and ensure properties meet required standards.
- Ensure a customer-focused approach to service delivery, addressing customer feedback promptly and effectively.
- Implement and monitor key performance indicators (KPIs) to measure and improve service delivery.
- Lead the responsive repairs, complex repairs and empty homes teams and manage external subcontractors and suppliers.
- Work to continuously improve productivity, service delivery and innovation of responsive repairs and empty homes services.
- Manage budgets and ensure financial accountability.
You will need:
- Experience in leading and developing teams to achieve high performance.
- HND / Degree or equivalent OR experience in a construction related subject.
- IOSH or similar H&S qualification.
- Significant experience in managing responsive repairs and maintenance services within the social housing sector.
- Proven track record of managing voids and empty homes processes.
- Relevant experience leading multi-disciplinary teams (of 100+ people) across multiple workstreams.
- Competence in asbestos.
- Solid understanding of regulatory requirements.
- Excellent leadership, communication, and organisational skills.
- Strong IT skills and demonstrable data analytics skills.
- Demonstrable commercial acumen and experience of managing budgets in range of £10-20m.
- Hold a Full UK Driving license.
