Role Overview: We are seeking an experienced Mechanical and Electrical Project Manager to lead the delivery of mechanical and electrical services on a 179-unit residential development in Guildford. The role involves full on-site responsibility for mechanical and electrical installations from first fix through to commissioning and handover, ensuring high-quality delivery in line with programme and budget.
Key Responsibilities:
- Oversee all mechanical and electrical installations across 179 residential units, including: Domestic heating systems (ASHP), Ventilation systems (MVHR/MEV), Plumbing and public health services, LV systems.
- Manage the full lifecycle of the project: first fix, second fix, testing, commissioning, and handover.
- Coordinate with main contractor, site management team, and other trades to maintain programme.
- Supervise subcontractors and direct labour on-site.
- Ensure compliance with UK building regulations and health & safety standards.
- Monitor progress, track milestones, and report on programme status.
- Manage quality inspections, snagging, and defect resolution.
- Oversee commissioning processes and ensure systems are fully operational.
- Support procurement and ensure timely delivery of materials and plant.
- Attend and lead site meetings with stakeholders.
Requirements:
- Proven experience managing mechanical and electrical packages on residential developments (ideally 100+ units).
- Strong knowledge of Domestic plumbing & heating systems, LV Electrical systems, Ventilation systems (MVHR/MEV), Apartment block plant rooms.
- Experience delivering projects from pre-construction through to handover.
- Good understanding of UK Building Regulations (Part L, Part F, etc.).
- SMSTS certification.
- CSCS (Black or Gold card preferred).
- Relevant qualification in Mechanical Engineering / Building Services (HNC/HND/Degree).
- Strong leadership and coordination skills.
Desirable Experience:
- Experience with high-rise or multi-block residential schemes.
- Knowledge of district heating / communal systems.
- Familiarity with QA software (e.g., Field View, SnagR).
- Experience working with housing developers or main contractors.
