Oberland is a dynamic real estate and asset management company leveraging significant market disruption to innovate within the industry. With investments exceeding £250 million in Gross Development Value (GDV), we focus on cutting-edge ‘hotelisation’ trends, reshaping the marketplace to meet evolving demand. Oberland brings extensive expertise across multiple asset classes and global geographies, specialising in 'low intervention' real estate transformation.
We are seeking a Project Manager (Refurbishment and Procurement) to join our all-encompassing development team. The dynamic role assumes hands-on responsibility working alongside development managers and the broader team on a live and growing project pipeline.
The role encompasses two immediate workstreams: daily construction coordination on a live, comprehensive hotel redevelopment, and project management support (including end-to-end FF&E procurement) on a separate full-scale redevelopment running concurrently. In due course, the successful candidate will assume full project management responsibility for other projects, providing strong exposure to independent project leadership.
The company is currently delivering a diverse pipeline of development and refurbishment projects across the UK, including heritage-led transformations, hospitality-operated assets, commercial repositioning schemes, multi-site residential platforms and large-scale refurbishments. The role offers the opportunity to develop practical competencies across construction delivery, procurement, and project management, in collaboration with senior development leaders and external consultants.
Regular travel to active sites across the UK will be required in support of project monitoring and quality of delivery.
Location: London (office-based, with UK-wide travel up to ~50%)
Experience: 2–4 years (project management, construction, FF&E procurement, or related field)
Salary: £40,000–£50,000 base + up to 20% discretionary annual bonus
Key Responsibilities
- Daily monitoring of site activity — issuing client instructions, reviewing drawing issuances, administering RFIs and submittals, and reviewing and instructing direction on variation pricing
- Monitoring construction programme against site activity — engaging with consultants to escalate works and track progress
- Reviewing construction documents and technical details to ensure design intent is accurately translated through to construction; reviewing finish schedules and issuing instructions on samples
- Reviewing tender pricing, programmes, and associated risks
- End-to-end coordination of FF&E procurement — specification, supplier management, review purchase orders, shop drawings, and submittals
- Coordination of FF&E installation — finish schedules, programmes, logistics, site coordination, and budget management
- Assisting in the appointment, briefing, and coordination of design teams, consultants, contractors, and specialist advisors
- Reviewing drawings, reports, and technical documentation to support efficient project progression
- Preparation of project reports — including quarterly and requisitioning reports — for issue to investors and internal stakeholders
- Supporting the collation of planning documentation and coordinating consultant inputs for statutory applications
- Assisting with the management of planning processes and tracking of conditions, heritage requirements, and regulatory milestones
- Contributing to cost planning, tender analysis, procurement exercises, and value engineering activities
- Preparing internal project documentation, progress reports, investor updates, and board materials
- Developing and maintaining effective working relationships with local authorities, heritage bodies, operational teams, and external partners
- Supporting handover, commissioning, and mobilisation of completed assets
What We Are Looking For
- 2–4 years' experience in development, construction, project management or a related discipline
- Experience with FF&E procurement, coordination and delivery
- Experience working with existing buildings, refurbishments, or listed and heritage assets is highly desirable
- Sound construction knowledge and understanding of site-based activities and coordination
- Exposure to hospitality, commercial, mixed-use, or operational real estate is beneficial; BTR or residential backgrounds will also be considered
- Strong understanding of design, planning, procurement, cost control, and construction processes
- Demonstrable ability to coordinate multiple consultants and manage competing priorities effectively
- Highly organised, detail-oriented, and proactive, with strong written and verbal communication skills
- Willingness to travel across the UK (up to ~50%) on a weekly to biweekly basis
- Commercial acumen and the ability to assess risk, value drivers, and development opportunities
- Proficient in Microsoft Office and Microsoft Project
- Must be eligible to work in the United Kingdom
Why Join Us
- Broad exposure across all stages of development — design, planning, construction, and commercial analysis
- The ability to contribute meaningfully to processes, decision-making, and project outcomes
- A platform with a growing footprint across hospitality, commercial, and mixed-use real estate
- Immediate responsibility across construction coordination and FF&E procurement, with a clear path to independent project leadership within the first few months
- Opportunity to work with heritage assets and complex, characterful buildings across the UK
- Close collaboration with senior leadership within a small, entrepreneurial, and expanding team
