An established and highly respected main contractor is seeking an experienced Project Director to take the lead on a commercial development in Central London. This is a rare opportunity to join a high-performing construction business at the early stages of a flagship project, valued at approximately £100m, and play a pivotal role from pre-construction through to successful delivery.
The scheme is currently in PCSA, making this an ideal opportunity for a Project Director who enjoys influencing programme strategy, design development, procurement and delivery planning from the outset.
The Opportunity
Reporting directly to the senior leadership team, you will assume full responsibility for the operational, commercial and strategic delivery of the project, ensuring it is delivered safely, profitably and to the highest quality standards. You will lead a multidisciplinary project team, manage key client relationships and provide clear direction throughout all phases of the project lifecycle.
This role would suit an experienced Project Director, Senior Project Director or ambitious Project Lead with a proven track record delivering major commercial developments for leading main contractors.
Key Responsibilities
- Provide overall leadership and direction for the successful delivery of a £100m commercial new-build project.
- Lead project strategy during the PCSA and pre-construction phases, working closely with the client, consultants and supply chain partners.
- Build, develop and mentor a high-performing project team across construction, commercial, design and planning disciplines.
- Drive programme certainty, risk management and project performance from inception through to handover.
- Maintain strong client relationships and act as the principal point of contact throughout the project lifecycle.
- Ensure the highest standards of health, safety, quality and environmental compliance are achieved across the project.
- Oversee project budgets, financial performance, forecasting and reporting.
- Manage procurement strategies and key subcontractor relationships to maximise project outcomes.
- Work collaboratively with internal stakeholders to ensure successful delivery against programme, quality and commercial objectives.
- Identify opportunities for innovation, value engineering and continuous improvement.
- Provide regular progress updates and strategic reporting to senior leadership.
Candidate Requirements
- Proven experience operating at Project Director level within a recognised main contractor.
- Strong track record delivering large-scale commercial construction projects, ideally valued between £50m and £150m+.
- Experience managing projects through both pre-construction and delivery phases.
- Excellent leadership capabilities with the ability to motivate and develop high-performing teams.
- Strong commercial awareness and financial management skills.
- Thorough understanding of Design & Build procurement routes and standard forms of contract, including JCT.
- Ability to build and maintain strong relationships with clients, consultants and supply chain partners.
- Excellent communication, negotiation and stakeholder management skills.
- Degree qualified or equivalent within Construction Management, Engineering or a related discipline.
