Our Director Construction Cost Management (m/f/d) will be accountable for the development and implementation of industry leading Cost Estimating, Planning and Management teams and processes across the GDC EMEA portfolio. Provide guidance and leadership to NTT internal and external teams to drive and own cost efficiency, transparency, and cost-down initiatives across our site due diligence, design, delivery, and operational phases.
Your responsibilities
- Definition, roll out and governance of best practice Cost Planning and Management processes and procedures for CAPEX and OPEX works across GDC EMEA.
- Definition, roll out and governance of best practice estimating processes and procedures during the lifecycle of an NTT GDC EMEA development programme.
- Managing the assessment, creation, and reduction of cost of development benchmarks for NTT's design of record, expansion and fit out works, including regional and sub-regional cost variances and considerations.
- Developing standardised estimating and pricing templates, processes and reporting structures for the varying contracting methods utilised across the NTT GDC EMEA portfolio.
- Support and lead commercial analysis and development of strategic procurement and contracting opportunities.
- Implement and govern a project and programme change management process, including pro-active trend analysis to identify opportunities for reduction.
- Ensuring timely, accurate and detailed cost reporting at project and programme level, ensuring DCD and GDC EMEA leadership are informed and aware of project performance and risks.
- Develop and lead construction cost management interfaces with the GDC EMEA and Global finance, asset management and controlling teams.
- Structure and govern the NTT GDC EMEA Stage Gate, PA and IC process, together with SVP Finance ensuring timely, structured and consistent information flow to enable effective decision making.
- Manage, lead and develop an internal and external team of estimators and cost managers.
- Support Investor, Client and C-Level presentations, escalations, and SME inputs.
Your profile
- 10 years of experience in commercial management positions within the Data Center industry.
- 5 years of senior leadership experience in the Data Center industry.
- Experience in bottom-up development and implementing of best practice Estimating, Cost planning and Management processes.
- Significant experience in negotiating commercial contracts, master agreements and tender assessment across the EMEA region.
- Strong project and process management skills.
- Business Fluent in English. German is an advantage.
- Strong analytical and target-oriented working methods, negotiation skills and assertiveness.
- High reliability and ability to quickly build trust.
- Strong leadership skills to lead teams in volatile and fast-paced environments.
- Ability to cope with tight deadlines, prioritise workloads and maintain a consistent, high standard of output across your department.
- Deep international and cultural awareness.
- EMEA-wide mobility and willingness to travel for multi-location project assignments.
