Notting Hill Genesis, one of London's largest housing associations, is seeking two Complex Case Project Managers to join our growing Repairs directorate. As a Complex Case Project Manager, you'll lead on the delivery of disrepair and preventative disrepair cases and projects, ensuring our homes remain safe, well-maintained and compliant. You will work closely with contractors, consultants and internal teams to resolve issues effectively and improve outcomes for residents.
Leading a team of property professionals, you'll combine strong technical expertise with clear communication and decisive project management. Your work will play a vital role in reducing disrepair risk, improving service quality and embedding learning across the repairs service. As a Complex Case Project Manager, you'll ensure repairs are delivered to a high standard, on time and with residents at the heart of every decision.
Please note there are two roles available; one will be within the Disrepair team managing works through to completions, and the other overseeing high-risk repair case escalations.
How you'll do it:
- Lead, manage and support your team to deliver disrepair, complex and preventative disrepair projects efficiently and to a high standard.
- Ensure inspections, surveys and condition reports are completed accurately, with clear records and supporting evidence.
- Manage contractors, consultants and resources to deliver works on time, within target and in line with agreed specifications.
- Coordinate and resolve complex or high-risk repair cases, reducing the likelihood of disrepair claims or adverse Ombudsman outcomes.
- Lead on resolution of legal disrepair cases whilst working across teams and engaging with a range of internal and external stakeholders.
- Monitor contractor performance, embedding quality control and service improvement through data, insight and feedback.
- Produce clear reports on trends, risks and performance to support informed decision making and continuous improvement.
Pending confirmation of legislative changes, this role may require a qualification to demonstrate competence. If not already qualified, there may be an expectation to study towards a professional qualification.
Essential:
- Experience managing a high performing team within a repairs or property environment.
- Experience delivering complex, multidisciplinary projects.
- Experience within social housing.
- Experience formulating specifications, managing schedules of works and undertaking technical diagnosis.
- Proven experience managing contractors and external consultants.
- Good understanding of relevant legislation, statutory and regulatory requirements.
Desirable:
- Project management qualification such as PRINCE2 or equivalent.
- Experience managing repair, disrepair or legally sensitive projects.
- Relevant building or property management qualification.
- Recognised HND or technical qualification (e.g. Building Surveying or CIOB membership).
