We offer various property management schemes, including our highly popular Guaranteed Rent service, providing hassleāfree property management and guaranteed rent even if the property is vacant. Our goal is to match the people of Edinburgh to their perfect property.
This is a fullātime onāsite role as a Property Manager at Northwood Edinburgh. We are a team of 18 people providing property management, estate agency and commercial facilities management services to owners in Edinburgh and East Lothian. From day one you will have responsibility and the chance to take ownership of your work with a dedicated portfolio of properties you will look after.
We are looking for candidates with experience of looking after a portfolio of properties and with a wide skillset covering the full property management role. The ideal candidate will be able to hit the ground running and be adept at handling the fast paced and varied nature of the role. Customer service is at the heart of this role and a proven track record of providing excellent service to both landlords and tenants is key. You will be involved with everything from viewings, client referencing, maintenance, checkāins and checkāouts, endāofātenancy deposit negotiations, property inspections and property turnarounds all whilst maintaining strong relationships with landlords and tenants.
Responsibilities
- Preparing and sending new contracts to Landlords
- Reference checking tenants
- Preparing and sending new contracts to Tenants
- Preparing and sending renewal letters to Landlords and Tenants
- Liaising with Tenants and Landlords on all property related matters
- Responsible for the dayātoāday administration of maintenance issues
- Preparing and issuing rent increase notices
- Informing utility companies of tenant turnarounds
- Conducting tenant viewings
- Conducting property inspections (every 4 months)
- Meeting targets set by the Company
- Conducting moveāout checks at the end of tenancies
- Using the Company's CRM system ā SME
- Dealing with general tenant enquiries relating to their properties and rent
- Invoice processing and client billing
- Any other duties that may be required by the Company
Qualifications
- At least 2 years' experience in property management
- ARLA or similar qualification would be favourable
- Great knowledge of tenancy legislation in Scotland and an overview of the rental market in Edinburgh
- Ability to take ownership of tasks and work under own guidance
- Aptitude in handling all aspects of property management by yourself
- Confidence in dealing with landlords, tenants, contractors and suppliers
- Excellent communication and interpersonal skills
- Strong organisational and timeāmanagement skills
- Knowledge of current property management regulations and laws in Scotland
- Experience in tenant management and customer service
- Ability to resolve conflicts and handle difficult situations
- Attention to detail and ability to multitask
- Proficiency in property management software (SME) and Microsoft Office
- Inādepth knowledge of Edinburgh itself ā a huge bonus
- Bachelor's degree in Property Management, Real Estate, or a related field also a plus
Location and Hours
Hours: 9 am to 5 pm, Monday to Friday. Your places of work will be 13 Comely Bank Road, Edinburgh (on rota as required) and Timberbush, Edinburgh (your primary place of work). Company pool cars are available from 9 am to 5 pm for all workārelated appointments and personal cars are not required to be used for any business activities.
