General Summary
Under the supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for maintenance and repairs at an apartment community.
Essential Duties and Responsibilities
- Prepare units for new move-ins.
- Perform grounds work such as cleanup, blowing breezeways, and light landscaping.
- Coordinate with Maintenance Supervisor on projects and work orders.
- Perform minor electrical repairs, including replacing fixtures, bulbs, and outlets.
- Perform minor plumbing repairs, such as fixing leaks and unclogging drains.
- Handle minor painting, carpentry, and masonry tasks.
- Maintain, repair, and replace HVAC systems, with proper certification.
- Diagnose issues, replace parts, and test systems.
- Schedule and perform preventative maintenance.
- Read manuals and perform required maintenance.
- Respond to emergency situations during and after hours.
- Work flexible hours as needed.
- Maintain safety standards and clean work areas.
- Perform other tasks as assigned.
