We are seeking a Property Manager with a minimum of 18 months experience who will be responsible for overseeing the letting and management of a portfolio of residential properties on behalf of investor landlords. The role requires ensuring compliance with all relevant regulations, delivering exceptional service to landlords and tenants, and maintaining the highest standards of property care. A key focus of this role is handling tenancy lifecycle processes, coordinating property maintenance, and ensuring that rental income is collected efficiently. The role also demands strong organisational skills, problem-solving abilities, and a proactive approach to resolving tenant and landlord concerns.
Key Responsibilities- Property Portfolio Management
- Introducing a tenant to the landlord by arranging and conducting viewings and negotiating tenancy agreements.
- Manage a portfolio of residential properties, ensuring high levels of service and efficiency.
- Ensure compliance with all legal and regulatory requirements, including tenancy agreements, safety certifications, and deposit protection schemes.
- Conduct routine property inspections to assess condition, identify maintenance needs, and ensure compliance with tenancy agreements.
- Handle tenancy renewals, rent reviews, and termination procedures in line with company policies and legal requirements.
- Address and resolve landlord and tenant queries in a timely and professional manner, ensuring a smooth tenancy experience.
- Maintenance and Compliance
- Coordinate and oversee property maintenance, liaising with contractors and ensuring timely resolution of issues.
- Maintain accurate records of maintenance requests, works completed, and associated costs.
- Ensure all safety certificates, including gas, electrical, and fire safety, are up to date and properly documented.
- Implement and monitor compliance processes to ensure adherence to industry best practices and legal requirements.
- Conduct move-in and move-out inspections, documenting property conditions and managing deposit disputes if necessary.
- Tenant and Landlord Relations
- Act as the primary point of contact for landlords and tenants, providing expert advice and support.
- Foster strong relationships with landlords by providing market insights, rental performance updates, and proactive recommendations.
- Mediate and resolve disputes between landlords and tenants, ensuring fair and practical resolutions.
- Provide guidance on rental valuations, market trends, and property investment strategies to maximise landlord returns.
- Work closely with the lettings team to ensure smooth handovers between new and outgoing tenants.

- Ensure timely collection of rent and manage arrears, implementing effective rent recovery strategies when necessary.
- Process invoices and payments for maintenance and property-related expenses.
- Assist landlords with budgeting for property expenses and advising on cost-effective maintenance solutions.
- Provide financial reports to landlords, detailing income, expenses, and any outstanding balances.
- Process and Operational Improvements
- Identify opportunities for improving property management processes and service delivery.
- Work closely with the senior management team to implement new technologies and software to streamline operations.
- Keep up to date with legislative changes and industry trends, ensuring compliance and best practice.
- Establish and maintain efficient systems for tracking tenancy agreements, maintenance schedules, and compliance documentation.
