We are currently recruiting on behalf of a Birmingham-based housing provider for an experienced Voids & Lettings Officer to join their team on a temp-to-perm basis. This is an office-based housing role suited to someone with solid experience across lettings, tenancy management and tenant services, with previous voids experience essential. Although the organisation has a relatively limited number of void properties, voids will still form part of the role, alongside the wider management of tenancies and day-to-day support for tenants. You will be responsible for providing an efficient and customer-focused housing service, dealing with tenant enquiries and concerns, managing tenancy-related matters and supporting the lettings process from an office-based environment.
Key Responsibilities of a Voids and Lettings Officer:
- Manage day-to-day tenancy and lettings enquiries.
- Take calls from tenants and respond professionally to a range of housing-related queries.
- Address tenant concerns and work towards appropriate resolutions.
- Manage tenancy-related issues, ensuring records and systems are kept accurate and up to date.
- Support the lettings process, including preparing and progressing properties for letting.
- Manage and monitor void properties as required, working with relevant internal teams and contractors to ensure properties are progressed efficiently.
- Liaise with tenants, applicants, contractors and other stakeholders.
- Ensure housing and tenancy records are maintained accurately.
- Provide advice and guidance to tenants in relation to their tenancy and housing responsibilities.
- Conduct property inspections and be comfortable visiting tenants.
- Identify and escalate complex or sensitive tenancy matters where appropriate.
- Work collaboratively with colleagues to deliver a high-quality housing service.
- Ensure all work is carried out in line with relevant housing policies, procedures and legislation.
About You:
We are looking for someone who has previous experience in a housing environment, particularly within lettings and tenancy management. Voids and lettings experience is essential, even if void management has only formed part of your previous role. The ideal candidate will have:
- Proven experience within social housing, local authority housing, housing associations or a similar environment.
- Previous experience of lettings and tenancy management.
- Experience dealing directly with tenants and handling housing-related enquiries and concerns.
- Previous voids experience – essential.
- Strong customer service and communication skills.
- Good organisational skills and the ability to manage competing priorities.
- Strong attention to detail and accurate record-keeping.
- The ability to deal confidently and professionally with challenging or sensitive situations.
- Good IT and administrative skills.
- Experience using Northgate / NEC Housing would be highly desirable.
- Previous local authority housing experience would be advantageous but is not essential.
