Join a well-established and growing Housing Association as a Property Management Team Leader, leading a dedicated team delivering outstanding service to tenants and landlords across a large residential portfolio. This is a permanent, full-time leadership role based in Ilford, offering the opportunity to make a real impact in social housing by ensuring high-quality property services, responsive maintenance delivery, and excellent tenant experience across 300-400+ homes.
Key Responsibilities
- Lead, coach, and develop a high-performing property and resident services team
- Oversee maintenance and repairs across a large housing portfolio, ensuring timely and cost-effective resolution of works
- Allocate and monitor contractor performance, ensuring service standards and compliance are consistently met
- Act as the key escalation point for tenant and landlord disputes, providing fair, practical, and professional resolutions
- Carry out or oversee property inspections, ensuring properties are safe, compliant, and well maintained
- Ensure full compliance with social housing legislation, tenancy regulations, and housing standards
- Build and maintain strong relationships with tenants, landlords, contractors, and local authority partners
- Monitor service delivery performance, identify improvements, and drive continuous service enhancement
What we're looking for
- Proven experience in property management and social housing (essential)
- At least 3-5 years experience managing a property or resident services team
- Experience overseeing a large portfolio (400+ properties or equivalent high-volume workload)
- Strong understanding of landlord and tenant law, housing regulations, and compliance frameworks
- Experience managing maintenance programmes, repairs, and contractor coordination at scale
- Excellent communication, negotiation, and conflict resolution skills
- Strong organisational ability and confidence working in a fast-paced, high-responsibility environment
