About the Role
This is an exciting vacancy for an experienced Solicitor 2+PQE to work in our very busy client’s Conveyancing Department at their Bolton office.
Responsibilities
- Managing a caseload of residential property transactions from instruction through to completion.
- Handling freehold and leasehold sales, purchases, transfers of equity, and new build transactions.
- Liaising with clients, estate agents, mortgage lenders, solicitors, and other third parties throughout the conveyancing process.
- Preparing and reviewing contracts, transfer deeds, mortgage documents, and completion statements.
- Conducting property searches and reviewing search results.
- Raising and responding to enquiries related to property transactions.
- Advising clients on legal matters relating to residential property and explaining the conveyancing process clearly.
- Ensuring compliance with anti-money laundering regulations and internal procedures.
- Managing exchange of contracts and completion arrangements.
- Calculating and arranging Stamp Duty Land Tax submissions and Land Registry applications.
- Maintaining accurate case records and updating case management systems.
- Meeting deadlines and ensuring transactions progress efficiently.
- Providing a high standard of client care and maintaining strong professional relationships.
- Assisting with post-completion matters and file closure procedures.
- Keeping up to date with changes in property law, regulations, and industry practices.
- Supporting business development activities and helping to generate repeat business and referrals where appropriate.
Qualifications
Experience of small business transactions would be useful along with purchase/sale transactions and leases.
