The Company - This is a great opportunity for the right individual to lead and develop an existing Lettings and Estate Agency Branch, specialising in the letting of student and residential property. Part of a three-branch network, we are constantly re-evaluating ways to improve, develop and manage the business. We are looking for an individual that shares our drive and determination to achieve success across all aspects of the business, from securing ongoing financial targets to achieving strong levels of compliance.
It is vital that the successful candidate shares our vision for the business over the next few years, which in summary includes the following key objectives:
- To continuously review and improve existing processes to the benefit of employees, as well as both tenants and landlords that utilise our existing services.
- To grow the business in a profitable and sustainable manner, specifically the lettings portfolio.
- Oversee and assist in the launch of property sales with a view to generating further income for the business and grow market share.

Skills and experience required to be a successful Branch Manager:
- 3 years experience working within a Sales & Lettings Manager role.
- Knowledge of student lettings and HMO’s is preferable for this role.
- Strong ability to manage own workload whilst being able to delegate specific tasks to fellow team members.
- Provide clear direction to fellow team members, ensuring key tasks are prioritised in line with the needs and demands of the business.
- Demonstrable experience managing, leading and mentoring a team.
- Strong customer care/customer service experience.
- Resilient, positive, organised, numerate and detail oriented.
- Excellent verbal and written communication skills.
- IT literate (MS Office, internet, email, CRM systems).
- A Full UK driving licence.
- Minimum 5 years’ experience within a fast-paced lettings environment.
Core responsibilities include, but are not limited to the following:
- Manage the day-to-day running of a busy lettings branch, assuming overall responsibility for the performance of the branch and KPI’s (Financial, Compliance, Maintenance Management and Customer Satisfaction).
- Lead by example and demonstrate excellence using processes and procedures, ensuring that best practices are adhered to at all times by team members.
- Monitor and develop staff performance by discussion and conducting regular 1-1 staff meetings, establishing any specific needs for further, ongoing training and support.
- Ensure that the office remains on track to achieve monthly and annual targets, taking decisive action where necessary to implement positive change to achieve set targets.
- Lead a regular meeting with the Company Directors with the intention of being able to confidently discuss the branch’s current position and performance.
- As the Manager, you will be expected to offer up practical solutions for discussion on how best to overcome any challenges faced within the branch and wider industry.
- In time, explore, develop and implement new strategies which will help to deliver further income for the business.
- Conduct market appraisals of new rental properties, advising clients as to the suitability of the property, possible works required and possible rents achievable.
- Oversee recruitment and interview tasks as and when required.
- Understanding company complaints procedure to assist the team around you, handling complaints where necessary and avoiding any reputational or financial damage to the business.
- Ensure the branch remains compliant with all legislation, including lettings, TPO requirements, AML, De-regulation act, GDPR, TDS.
Job Type: Full-time (Monday- Friday). Occasional Saturday working may be required in line with the needs and demands of the business, during peak season.
Salary: £33,000-£35,000 basic salary (depending on experience) per annum + OTE £10,000.
