As a growing business with a forward-thinking, lean approach to operations, Build Twenty Two is looking for a commercially astute Quantity Surveyor to help protect margins and keep projects running smoothly as the company continues to grow.

The Opportunity

You will take commercial responsibility for a portfolio of high-end new build, renovation and refurbishment projects, managing costs from tender and procurement through to project completion and final account.

What You'll Be Doing

  • Commercial & Cost Management: Preparing project budgets, cost plans and forecasts, monitoring costs throughout the project lifecycle, producing commercial reports and CVRs, and managing cash flow, valuations and applications for payment.
  • Procurement & Subcontractor Management: Managing the procurement of subcontractors, materials and suppliers, preparing tender enquiries, negotiating competitive subcontract packages, and maintaining strong supplier relationships built on clear commercial understanding.
  • Contracts, Variations & Final Accounts: Reviewing contract documentation, pricing and managing variations, maintaining accurate records to support valuations and claims, and negotiating final accounts with clients and subcontractors.
  • Project & Client Collaboration: Working closely with Site Managers to understand progress and commercial implications, attending site and client meetings, and providing clear, accurate commercial advice to Directors and the wider team.

What We're Looking For

  • Previous experience as a Quantity Surveyor within construction, refurbishment or fit-out.
  • A track record of managing projects commercially from pre-construction through to final account.
  • Strong understanding of procurement, subcontractor management, valuations and variations.
  • Good working knowledge of JCT contracts and construction contract administration.
  • Confident preparing budgets, forecasts, CVRs and commercial reports.
  • Strong negotiation, numerical and analytical skills.
  • Excellent communication skills, comfortable working directly with clients, subcontractors and site teams.
  • Experience within high-end residential, heritage, refurbishment or design-led construction is advantageous.
  • A practical, hands-on approach suited to a growing SME environment.
