My client is a leading and award winning Lettings and Estate Agency brand based in Birmingham City Centre. They have built up an impressive reputation over the last 20 years and are continuing to grow. They are looking for an experienced property manager to join their team where your primary responsibility is to effectively care for, understand, and manage your clients' assets, whilst always maintaining your duty of care to residents. You will play a key role in fostering strong relationships with clients, ensuring the smooth running of their investments. From move-in to check-out and deposit release, you will oversee the entire tenancy process.
Strong multitasking and prioritisation skills are essential to manage your workload efficiently. Excellent customer service is crucial, and finding satisfaction in building relationships and resolving issues. You should handle tasks and challenges with both care and efficiency. Proficiency in technology and software is important, as you will need to continuously assess and optimise the system for maximum effectiveness. While prior property management experience is not essential, we do seek experience in managing expectations, and a background in customer service would be beneficial.
Main Duties:
- Be responsible for an allocated portfolio, increasing rental income, reducing void lengths, and monitoring performance throughout the year.
- Build and develop relationships with your clients and residents to ensure the smooth running of their investments and tenancies.
- Understand and record the individual needs of each client to offer a personalised service.
- Regularly check in with clients, creating and sending appropriate reports on improvement recommendations and rental price reviews.
- Manage the workload of maintenance, responding with speed whilst being aware of trends.
- Communicate with the Lettings team regarding your portfolio to ensure the property is re-let quickly and looking its best before new residents move in.
- Be given training to understand property compliance, legal notices and associated actions.
- Be responsible for chasing any rent arrears in your portfolio.
- Manage the βcheck outβ process, organise all necessary works, agree appropriate deposit deductions and authorise the final deposit release process.
- Conduct both periodic and ad hoc apartment visits and inspections.

WORKING CONDITIONS: This is a full-time role based in a city centre office for around 90% of your time. Around 10% of your time will be spent out of the office on site and client visits.
