Block Manager Head of Department - Stourbridge - £45k - £50k basic plus bonus and Company Car / Allowance

Our client is a highly respected, leading property company based in Stourbridge that has built an impressive reputation over many years. Due to continued success, they are seeking an experienced Head of Block Management to lead their department, manage an established team, and oversee a high-quality portfolio consisting of over 80 blocks and more than 1,000 units.

Key Responsibilities

Departmental Leadership: Direct, mentor, and upskill the block management team.
Portfolio Oversight: Maintain high standards across 80+ blocks and 1,000+ units.
Financial Management: Direct service charge budgets, reserve funds, and year-end accounts.
Health & Safety Compliance: Guarantee absolute adherence to fire safety regulations and statutory legislation.
Client Care: Act as the senior point of escalation for freeholders and resident management companies.
Strategic Growth: Protect existing business and leverage local reputation to win new contracts.

Core Requirements

Proven Track Record: Extensive experience in residential block and estate management.
Leadership Experience: Demonstrated capability in managing, motivating, and developing a team.
Legal Expertise: Deep understanding of current property legislation, lease structures, and section notices.
Industry Credentials: TPI (The Property Institute) or IRPM qualifications are highly advantageous.
