Block Manager – High-Rise / HRB Residential Portfolio in London

We are seeking an experienced Block Manager to take responsibility for a substantial portfolio of approximately 500 residential units across high-rise developments in London, including Higher-Risk Buildings (HRBs).

This is an opportunity to take genuine ownership of a complex residential portfolio while working alongside established internal specialist teams across surveying, legal, finance, commercial, administration and maintenance.

The Role

You will be responsible for the effective day-to-day management of a high-rise residential portfolio, acting as a key point of contact for residents, leaseholders, contractors and internal stakeholders.

You will combine operational property management with building safety, compliance, financial management, major works and stakeholder engagement.

Key Responsibilities

• Manage a portfolio of approximately 500 residential units across high-rise developments.
• Act as the main point of contact for residents, leaseholders, resident representatives and key stakeholders.
• Build strong working relationships with internal teams, contractors, consultants and senior stakeholders.
• Conduct regular inspections and monitor the condition, safety and performance of buildings.
• Manage reactive and planned maintenance, specialist contractors and service contracts.
• Oversee major works programmes, including projects involving fire safety, building safety and other complex requirements.
• Manage Section 20 consultation processes and ensure leaseholder obligations are met.
• Manage service charge budgets, expenditure, reserve funds and arrears.
• Prepare reports and recommendations for clients and boards covering building performance, compliance, major works and financial matters.
• Work closely with legal and specialist teams on leasehold matters, disputes, breaches and other property issues.
• Maintain accurate property, financial and compliance records.
• Ensure statutory inspections, certificates and compliance requirements are appropriately monitored and actioned.

Building Safety & HRBs

A key element of the role will be the effective management of building safety and compliance across high-rise developments.

You will:

• Monitor Building Safety and health & safety requirements across the portfolio.
• Review Fire Risk Assessments, fire safety information and statutory reports.
• Track and manage remedial actions arising from inspections, surveys and compliance assessments.
• Work with building safety professionals, consultants and internal specialists to identify and mitigate risk.
• Support effective resident communication around building safety matters.
• Maintain accurate building safety and compliance information.

Experience of the Building Safety Act and Higher-Risk Buildings is highly desirable. Previous BSR experience would be advantageous.

About You

We are looking for an experienced Block Manager with a strong background in residential leasehold management and ideally high-rise or complex developments.

Essential experience

• Minimum 3 years' experience in block/property management.
• Experience managing residential blocks, ideally within high-rise or complex developments.
• Strong knowledge of leasehold and landlord & tenant legislation.
• Good understanding of Section 20 consultation requirements.
• Experience managing service charges, budgets and arrears.
• Experience overseeing maintenance, contractors and major works.
• Strong understanding of health & safety and statutory compliance.
• Excellent communication and stakeholder management skills.
• Strong organisational skills and the ability to manage competing priorities.
• Commercially aware with strong problem-solving ability.
• Ability to work autonomously and take ownership of issues through to resolution.

Desirable experience

• Experience managing Higher-Risk Buildings.
• Practical knowledge of the Building Safety Act.
• BSR application experience.
• Experience with major building safety or fire safety projects.
• ATPI, MIRPM, AssocRICS or equivalent qualification.
• Experience using Horizon, Qube or similar property management systems.
