Senior Property Manager – Hertfordshire
Up to £50,000 Basic Salary + Discretionary Bonus | OTE circa £55,000 | 25 Days Holiday + Bank Holidays
The Opportunity
A highly established and well-regarded property management company is looking to appoint an experienced Property Manager to take ownership of a varied residential portfolio, including high-rise buildings, totalling approximately 328 units.

Key Responsibilities
- Take responsibility for the day-to-day management of the portfolio, maintaining strong relationships with clients, leaseholders and residents.
- Manage the specific operational and compliance requirements associated with high-rise residential buildings.
- Carry out regular property inspections, identifying and following up on maintenance, health and safety and operational matters.
- Oversee repairs, contractors and specialist consultants, ensuring works are completed effectively, to the appropriate standard and represent value for money.
- Coordinate major works programmes, including planning, budgeting, consultation and communication with relevant stakeholders.
- Handle resident and client complaints professionally, taking ownership of issues and driving them through to resolution.
- Maintain oversight of statutory compliance, inspections, risk assessments and associated records.
- Work closely with financial colleagues on budgets, expenditure, reserve funds and major works funding.
- Oversee site-based staff and ensure appropriate standards of service are maintained.
- Attend AGMs and other client meetings where required, representing the company professionally and ensuring appropriate preparation.
- Maintain accurate and comprehensive property records and ensure all management procedures and lease requirements are followed.
About You
The ideal candidate will be an experienced Senior Property Manager with a strong background in residential block management and proven experience managing the complexities associated with high-rise buildings.
You will demonstrate a strong understanding of the Building Safety Act (BSA) and the wider compliance requirements relevant to higher-risk residential buildings. Experience dealing with building safety, statutory compliance, major works and associated stakeholders will be essential.
MTPI or AssocRICS qualification would be advantageous.
We're looking for someone who is highly organised, detail-focused and confident managing a varied and complex workload. Strong communication skills, sound judgement and a practical, solutions-focused approach are essential.
The company is particularly keen to speak with locally based candidates who know the area well, understand the local property market and can comfortably travel between the managed developments.
A full UK driving licence and access to your own vehicle are essential.
Package
- Up to £50,000 basic salary
- Discretionary bonus paid twice yearly
- Target-based bonus, with OTE of approximately £55,000
- 25 days annual leave plus bank holidays
