The predicted salary is between 18800 - 26400 £ per year.

In this role you will ensure the clean, safe, and tidy appearance of our estates, respective areas, and their environment. This includes a commitment to provide a strong community focus to improve the lives of our customers/residents. You will demonstrate Hedyn equal opportunities, Health & Safety, and customer service standards in all activities whilst ensuring that customer engagement and participation is at the heart of all activities.

This specific Estates Caretaker position will have an emphasis on the cleaning aspect of the role. You will be responsible for cleaning schemes and Hedyn buildings in areas such as internal communal hallways, stairs, offices, lounge areas and toilets to the Hedyn standard.

A driving licence and access to your own vehicle is required for this role. You must either have business insurance or be prepared to add business insurance prior to starting in the role.

Specifically, you will:

  • Communicate effectively with residents, internal trade teams and external contractors to ensure excellent customer service.
  • When required, clear blocked bin chutes, top communal bins, and clean communal areas, including bin areas, staircases and landings of flats and maisonette blocks.
  • General clearance of litter and fly tipping on Hedyn land including shrub beds, small landscaped areas and garage/car parking areas and removal of sharps and drug paraphernalia.
  • Conduct daily safety checks of the allocated works vehicle and record the findings in the appropriate manner.
  • Remove weeds and overgrowth from Hedyn land including communal areas, footpaths, lanes, and open areas as agreed.
  • Correctly dispose of waste in line with Statutory Waste Regulations, such as emptying blue street bins, topping waste and recycle bins and placing and resisting communal bins of the multi-storey flats ready for collection.
  • Communicate and enforce an anti-fly tipping ethos to achieve and maintain minimum fly-tipping on estates. Educate residents to correctly dispose of waste and recycling.
  • Participate in resident meetings and community events when required.
  • Move items from one location to another, i.e., furniture from schemes etc.
  • Work with multi-agencies on estates specific issues and projects including Hedyn colleagues, Community groups, PCSO's etc.
  • Assist with tidying of gardens of void and tenanted properties when requested.
  • Remove graffiti from all surfaces within the estate area and Hedyn buildings including cleaning and painting of walls, fences etc. including over painting where necessary. Report back to Line Manager any incident of offensive/racist graffiti.
  • Undertake inspections and clearance of waterways.
  • Contribute to combating anti-social behaviour by witnessing and reporting incidents to appropriate colleagues including Hedyn Management, Community Safety Wardens, and Police where appropriate.
  • Work to Estates standards to provide a clean and safe environment and report issues relating to quality etc. of that of Estates external contractors such as Grounds Maintenance, Refuse and Cleaning Services etc.
  • Maintain adequate stock of materials and its safe storage.
  • Ensure that the equipment owned by Hedyn is appropriately used and stored securely.
  • Prioritise workload and maintain accurate records for monitoring purposes.
  • During winter months ensure Hedyn grit bins are replenished and clear snow off main footpaths or walkways and spread grit as per the Hedyn gritting policy.
  • Assist in maintaining a risk-based inspection regime for all Hedyn areas to satisfy Hedyn obligations in relation to public health & safety and to minimise potential liability claims.
  • Observe all regulations related to Health & Safety at Work such as COSHH, Asbestos Awareness, Manual Handling, and the Organisation's Health & Safety Policy.
  • Assist fellow caretakers and other members within the estates team when required.
  • Conduct ground's maintenance works, vegetation removal, hedge and grass cutting and the treatment of weeds, moss, and knotweed using appropriate equipment i.e., hand tools, power machinery and vehicles with relevant training.
  • Work collaboratively with all other service areas to ensure that works delivery is fit for purpose and capable of delivering Value for Money services across the business portfolio of activities.
  • Mentor, coach and develop apprentices and other members of staff.
  • Work collaboratively with colleagues and stakeholders across the business internally and externally.
  • Always work in a safe and appropriate manner to meet the duties and responsibilities within the Health and Safety policies and procedures of the association.
  • Perform additional, reasonable duties as required.
