We are looking to expand our planning team and have several opportunities available for the right individual. Whether you are an experienced Planning Manager or looking to further develop your knowledge and experience in Planning, we have the opportunity across a range of roles to join a supportive and friendly team.

The overall intention of the role will be to lead planning activity across a portfolio of residential sites, support the promotion of strategic land, and to ultimately oversee the progression of a variety of schemes through the planning process. For experienced candidates, there is great scope for independence and growth, and for less experienced candidates, an amazing opportunity to learn and develop, eventually culminating in the supportive freedom to independently manage a portfolio of projects.

Newett Homes is a rapidly growing business with a solid pipeline of development opportunities that will soon be progressing through the planning system. Now is an ideal time to both see how developments progress in a SME, but also have input from day one regarding how our developments will look and feel. This is an exciting opportunity for a commercially minded planning professional to play a key role in shaping residential development projects.

As the business grows, the role is expected to evolve into broader oversight of planning activity across a defined geographic region, helping to build stronger local insight and relationships. You will need a solid foundational planning knowledge, sound judgement, and the ability to build effective relationships with local authorities, consultants, stakeholders, and internal teams.

What you’ll be doing:

  • Lead or support planning activity across a portfolio of residential development sites.
  • Prepare, submit, and manage planning applications, appeals, and supporting documentation.
  • Support the promotion of strategic land through the Local Plan process and identify opportunities to accelerate success where appropriate.
  • Provide planning advice on site feasibility, constraints, and land acquisition opportunities or assist with the assessment and research of site feasibilities.
  • Build and maintain strong relationships with local authorities, consultants, landowners, stakeholders, and internal teams.
  • Lead or participate in negotiations on planning conditions, Section 106 agreements, and other planning obligations, including CIL compliance.
  • Monitor local and national planning policy and assess its potential impact on the business.
  • Coordinate external consultants and contribute to meetings, reports, updates, and recommendations for internal stakeholders.
  • Maintain accurate planning records, application trackers, and project milestones to support delivery.
  • Support community consultation and stakeholder engagement activities where required.

What we’re looking for:

  • Degree and Master’s in Planning, or a related discipline, or equivalent relevant experience.
  • Chartered membership of RTPI or RICS, or working towards accreditation.
  • Strong experience preparing, managing, and/or assessing planning applications.
  • Excellent written and verbal communication, negotiation, and stakeholder management skills.
  • Strong organisational skills, attention to detail, and the ability to manage multiple priorities to deadlines.
  • Excellent report writing and presentation skills.
  • Good working knowledge of Microsoft Office and confidence working with planning and mapping information.
  • Understanding of planning policy, and ideally development management processes.
  • Knowledge of design, placemaking, and the wider residential development process.
  • Full UK driving licence and access to private transport.
  • Experience of preparing and managing a range of planning applications and appeals, including drafting supporting documentation.
  • Experience of promoting strategic land through the plan-making process.
  • Experience of negotiating viability challenges.
  • Proven residential planning experience, ideally within a housebuilder, developer, or consultancy environment.
  • Strong understanding of local & national planning policy, including upcoming changes, development management processes and Council procedures, and relevant case law.

Skills and attributes:

  • Enthusiastic, proactive, and committed to continuous professional development.
  • Commercially aware, analytical, and solutions focused.
  • Confident working with a wide range of stakeholders and representing the business externally.
  • A collaborative team player who can also work independently.
  • Highly organised, detail oriented, and able to balance strategic and operational priorities.
  • Ability to communicate and engage with a range of individuals both formally and informally.
  • Willing to travel to sites and meetings as required.

This is an opportunity to join a growing business where planning plays a central role in shaping high-quality residential development. You’ll have the chance to make a real impact, work closely with experienced colleagues, and help influence projects from early-stage feasibility and promotion, through to delivery.

A key role with real influence across a portfolio of residential developments. The opportunity to shape projects from strategic land promotion through to planning delivery. Exposure to a broad range of planning activity, stakeholders, and development challenges. A collaborative environment with opportunities to build strong internal and external relationships. The chance to grow with the business as the role develops over time. Support for continuous professional development and long-term career progression.

As well as the opportunity to make a real impact, we offer a competitive benefits package designed to support your wellbeing, development, and work-life balance.
