New Town Hanover has been exclusively retained by a leading developer to recruit an experienced Property Director to lead the delivery of its development portfolio.
As Property Director, you will take full ownership of a national rollout, transforming new acquisitions and existing assets into high-impact industrial and retail hubs. We are seeking a delivery expert who can drive complex projects, navigate a competitive market, and maintain a rigorous commercial process from inception to completion.
Core Responsibilities- Programme Execution: Lead the end-to-end delivery of a regional development pipeline, ensuring schemes move efficiently from feasibility through planning, construction, and handover.
- Fiscal Accountability: Manage significant capital budgets and take full P&L responsibility for the financial performance of development projects.
- Partnership Management: Build and maintain complex relationships with local authorities, Scottish Government bodies, and private sector joint venture partners.
- Pre-Construction & Planning: Drive the pre-construction phase to secure planning permissions and translate development deals into detailed delivery plans with clear milestones.
- Technical Excellence: Ensure all construction activities comply with Health & Safety (CDM), building control, and evolving legislative standards.
- Professional Accreditation: Chartered status (RICS, CIOB, RIBA) or a senior project management qualification (MAPM) is essential.
- Sector Expertise: Deep knowledge of the commercial development lifecycle, including land assembly, master planning, and the specific nuances of retail leasing and asset positioning.
- Strategic Leadership: Proven ability to lead multidisciplinary teams, including Development Managers, Quantity Surveyors, and external consultants.
- Experience: 8+ years in commercial property, specifically including retail parks, shopping centres, and industrial, logistic buildings.
- Market Intelligence: A "customer-first" mindset with the ability to identify prime vs. secondary location nuances that drive long-term rental growth.
- Negotiation: Expert ability to negotiate complex development agreements, JVs, and landlord-tenant "performance-linked" deals.
