We’re looking for a commercially sharp, pipeline driven BDM to lead growth across the South East, working directly with housebuilders and Housing Associations. This role is built for someone who thrives on winning new instructions, owns their territory, and sells on performance, not price. This is a genuinely new business led position, where success is measured in pipeline strength, conversion rates, and delivered growth.
The Role
As Business Development Manager, you will take full ownership of new business generation across your region. Operating in a home based, field focused role, you’ll have autonomy to structure your time, build your market presence, and convert relationships into revenue. You’ll play a visible role within the leadership group, attending occasional office meetings to align on strategy, performance, and growth priorities.
Key Responsibilities
- New Business Development (Core Focus – 80%)
- Build, manage, and continually develop a strong, forward-looking sales pipeline (15–25 live prospects).
- Deliver consistent, proactive prospecting activity each week.
- Identify, target, and secure new partnerships aligned to long term growth strategy.
- Confidently present a performance led value proposition, focused on outcomes rather than price.
- Own the full sales cycle from first contact to instruction.
- Maintain accurate and insightful CRM data to support forecasting and decision‑making.
- Strategic Account Development (20%)
- Manage and grow a defined portfolio of key accounts.
- Increase instruction volumes and identify upsell opportunities.
- Strengthen senior level relationships without drifting into operational delivery.
What Success Looks Like
- A consistent, well-structured pipeline with full visibility.
- Strong and repeatable conversion performance (minimum 20%).
- Net Income growth aligned with company targets.
- Clear balance between new business generation and value adding account development.
- Disciplined CRM usage underpinning performance management.
Proven high performing BDM within New Build, Shared Ownership, Property or Conveyancing. Demonstrable track record of building and converting structured pipelines. Strong experience working with housebuilders and/or Housing Associations. Commercially driven, confident selling on value and outcomes, not discounting. Highly structured approach to business development. Experience using HubSpot (preferred) or Salesforce. Established sector network across the South East. Background in fast-growth or scaling environments. Pipeline first mindset – you know your numbers and manage BD scientifically. Network driven relationship builder – comfortable generating opportunities through events, industry connections, and social settings. High market visibility – active and credible presence on LinkedIn / Professional platforms as a business generation tool. Commercially assertive – confident articulating impact, performance, and results. Territory ownership – disciplined, self-motivated, and effective in a home-based field role.
Base Salary between £50,000 and £55,000 per annum + On Target Earnings (OTE) £80,000.
