An exciting opportunity to work in the asset management of Network Rail's wide and varied buildings asset portfolio. The Building's Team is directly responsible for the renewal and maintenance of both Network Rail's operational and non-operational buildings estate. This includes all stations, train sheds, canopies, platforms, maintenance depots, signal boxes and all other key building fabric infrastructure that serves the railway, public, staff and train operating companies. The role is based out of York in George Stephenson House and covers the North & East Route. The Building's Team is its own specific discipline and sits alongside other teams within the business such as Structures, Drainage, Earthworks, Telecommunications and Electrification & Plant. We manage the budget, condition and oversee the reactive, emerging and planned works for all the assets to ensure safety, performance and customer satisfaction is achieved.

Job Purpose:

Working within the Building Team this opportunity would suit a post qualification Building Surveyor or Structural Engineer, with experience. This position is heavily involved in the review of condition reports, the actioning of defects via reactive, planned and project works to budgetary allocations to manage both safety, performance, and customer satisfaction. The role is both accountable and customer facing (Train Operating Companies) so clear, concise communication skills with the appropriate technical competence is essential.

Key Accountabilities:

Manage the asset stewardship and inspection of the region / route / function building fabric assets in accordance with asset policy and technical strategy, recommending remedial and renewal works and maintain comprehensive asset history records.

Develop and assist with the management of prioritised maintenance and renewal requirements, workbanks and plans in accordance with the technical asset management strategy and budget.

Produce maintenance and renewal remits and manage their inclusion in the workbank. Oversee the development and implementation of schemes, verifying requirements are sufficient, correctly interpreted and delivered. Specify and monitor the implementation of control measures where proposed works are deferred.

Act as sponsor for complex and specialist maintenance and all renewal schemes. Discharge all sponsor's accountabilities in accordance with corporate policy.

Carry out engineering analysis and risk assessment of maintenance and renewals schemes during the early development phase, producing business cases where appropriate.

Provide operational property / route services building fabric asset engineering remits for enhancement schemes and support the operational property engineering acceptance of enhancements.

Review proposals from other asset groups or external organisations that impact on maintenance or renewal activity, identify potential synergies and develop optimised plans as applicable.

Monitor trends in maintenance and renewal work, asset condition, failure and failure precursors. Check that appropriate action is specified to predict and prevent similar failures.

Provide engineering support and participate in investigations of incidents relating to building fabric maintenance and renewals.

Liaise with portfolio occupiers and stakeholders for asset stewardship purposes and report on tenant lease non-compliance and manage the monitoring of tenant dilapidations with particular reference to building fabric.

• HND/HNC or equivalent qualification in a relevant subject
• Significant relevant experience of operational property engineering
• Knowledge of policies and standards relating to operational property
• Working towards membership of a relevant professional institution
• Member of a relevant professional body
• Working towards membership of a relevant professional institution
• Chartered Building Surveyor or Engineer
• Degree or equivalent qualification in a relevant subject
• Incorporated or Chartered Engineer

Salary:£43,588 to £53,167 per annum.

The ideal candidate will be 3-5 years post qualification, from a Building Surveying or Structural Engineering degree, having been involved in the asset management of significant infrastructure and possessing or currently working towards membership of a relevant professional body.
