We are seeking an experienced and proactive Property Manager to oversee the management of all properties within the NEOS Hospitality portfolio. This includes both freehold and leasehold sites, ensuring effective and efficient estate management aligned with company goals and budgets.
This is a key role, supporting both operational needs and strategic decision-making around our property assets, including acquisitions, disposals, and landlord/tenant matters.
Key Responsibilities- Take full responsibility for the management of the company’s property portfolio, ensuring alignment with budget and business needs.
- Lead negotiations and settlements in the following areas, using in-house expertise where possible and external advisors only when necessary:
- Rent reviews
- Lease renewals
- Service charges
- Landlords' insurance
- Business rates and rating appeals
- Licenses for alterations
- Lease variations and supplemental leases (e.g., for smoking or external areas)
- Planning applications and appeals
- Lease renewals, assignments, and surrenders
- Disputes, litigation, and legal documentation
- Rights of way, easements, and other relevant estate matters
- Rent and lease obligations
- Service charge liabilities
- Landlords’ insurance costs
- Business rates and appeals
- RICS accredited - Royal Institution of Chartered Surveyors.
- Proven experience in property or estate management, ideally within the hospitality, leisure, or retail sectors.
- Strong working knowledge of lease structures, landlord/tenant law, and commercial property management.
- Experience handling both acquisitions and disposals.
- Excellent negotiation and communication skills.
- Detail-oriented with strong organisational and budget management capabilities.
- Confident working independently and in cross-functional teams.
