Neos Global Search is partnering with one of the most innovative developers and investors in the real estate space, looking to raise the bar with a calibre individual to sit at the intersection of development, legal and project management.
Working within a dynamic team with full visibility of senior leadership, you will lead on your own portfolio of real estate clients:
- Managing and reviewing all drawdowns and costs in line with the agreed development budget
- Setting up initial file on completion of the JV agreements, JCT and Purchase of the land/Property
- Ownership of the ongoing review of the file including the development, the plans, the initial QS Report, the Budget and any special conditions
- Facing-off with the client throughout the build on their costings, program issues, etc.
- Instructing and liaising with the external QS (and internal) and the partner in relation to monthly inspections and drawdowns
- Ensuring the build partner is building on time, to budget and managing the relevant process at key dates to ensure no delays on site
- Reviewing planning documents, drawings and development plans. Ensuring planning conditions are submitted on time and approved and ensuring any issues dealt with quickly and efficiently
- Cultivating strong working relationships with the sales and marketing department in good time for marketing and release of units to sale
- Checking any spec and ensuring this is followed through on the building and in order to obtain accurate pricing for sales and details for marketing
- Obtaining all relevant sign offs including Build Control, Warranty and pre-completion certificates (EPC’s, SAPS, Electricity, etc.)
- In short, full monitoring of each project
The person should be familiar with development processes, planning matters and QS monitoring and/or lending monitoring on development projects and understanding planning conditions and building regulations. Experience of legal matters would be highly advantageous.
This role is broad and varied, therefore would suit someone with experience in all or any of the following departments: Legal/Property/Development/Development Lending environment/Surveying or has studied a Law, QS related degree or a similar RICS accredited degree.
