Nelson Permanent Placements are currently recruiting for an experienced Contracts Manager to oversee a portfolio of student accommodation properties across the Midlands and South of the UK. This is a mobile role responsible for coordinating hard Facilities Management services, ensuring planned maintenance, reactive works and compliance activities are delivered to a high standard across multiple sites.

The successful candidate will play a key role in managing contractors, supporting site teams and maintaining strong client relationships while ensuring operational performance and service delivery remain consistent across the portfolio.

The key responsibilities of this role as a Contracts Manager:

  • Oversee hard Facilities Management services across multiple student accommodation sites.
  • Manage planned preventative maintenance (PPM) programmes and reactive maintenance.
  • Ensure statutory compliance and adherence to health & safety requirements.
  • Coordinate and manage specialist contractors including HVAC, lifts, fire systems, gas and water services.
  • Act as the main point of contact for clients, maintaining strong professional relationships.
  • Work closely with the helpdesk and administrative teams to schedule and track maintenance tasks.
  • Carry out regular site visits to monitor service delivery and contractor performance.
  • Support the mobilisation of new sites and contracts.
  • Provide operational guidance to building management teams.
  • Maintain accurate records of works completed, compliance documentation and contractor activity.
  • Communicate effectively with internal teams, clients and contractors via email, phone and Teams.
  • Undertake any additional duties necessary to support the efficiency of the operations team.

Qualifications and skills of a Contracts Manager:

  • Experience in Facilities Management, ideally in a mobile or multi-site role.
  • Strong knowledge of mechanical and electrical building services and PPM schedules.
  • Proven experience managing contractors and coordinating maintenance across multiple sites.
  • Excellent client-facing skills and stakeholder management abilities.
  • Organised, with strong time management skills.
  • Effective written and verbal communication.
  • Ability to prioritise and manage reactive maintenance effectively.
  • Proactive, solutions-focused and able to work independently.
  • Team player with collaborative working skills.
  • Experience in student accommodation, residential or high-occupancy buildings is advantageous.
  • Full UK driving licence required.

The employment package for a Contracts Manager:

  • Monday – Friday working pattern
  • £55,000 – £60,000 per annum depending on experience
  • Company vehicle or car allowance
  • Fuel card and expenses card for travel and overnight stays
