Job purpose
The Maintenance Manager is responsible for delivering a safe, efficient and effective maintenance service through managing contractors. The postholder must ensure that engineering and building activities comply with statutory legislation, Health Technical Memorandums (HTMs) and other relevant codes of practice. They will oversee reactive, corrective and planned maintenance of equipment, engineering services and building fabric for all healthcare properties under their control, and liaise with landlords where they are responsible for site maintenance.
The postholder should have a strong track record of managing a customer-focused Estates service in a complex environment, preferably healthcare, and will be a Senior Manager leading a team with a focus on service quality, financial management, and statutory compliance.
Main duties of the job
- Communicate highly complex technical information with senior managers, executive directors, contractors, suppliers and staff on estates projects and works programmes.
- Ensure resources and infrastructure support a safe, cost-effective maintenance and repair service for staff and service users, aligned with the Trust’s objectives and regulatory standards.
- Define staff responsibilities and objectives; develop and support staff to contribute to the Estates Annual Plan.
- Undertake staff training and appraisals; recruit and retain staff in line with NELFT policies.
- Manage a delegated annual budget for estate services and act as authorising officer for expenses, time sheets and related items.
- Oversee the operational annual budget for staff and non-staff revenue allocations, including procurement of parts, materials and supplies.

High Cost Area Supplement
This post attracts a High Cost Area Supplement of 15% of the basic salary (min £4,714, max £5,941 per annum pro rata for part time).

Qualifications
- Hold or be working towards a first Degree in Electrical, Mechanical or Building Service Engineering
- HNC/HND in one of the above disciplines and significant post-qualification experience
- Membership of a relevant professional institute in Electrical, Mechanical or Building Services Engineering
Experience
- Detailed knowledge and substantial senior-level experience delivering safe Estates services that support Trust activities
- In-depth knowledge of legislative and mandatory compliance needs of Estates
- Experience managing a FM/Helpdesk software programme (currently Concept Evolution)
- Knowledge of building environment sustainability and energy strategies and methods to achieve plant operation and energy savings
Knowledge
- Understanding of workforce, performance and financial management, including compliance with standing financial instructions (SFIs) for quotes and tenders
- Ability to brief internal and external stakeholders on design and support snagging and integration of new works into the PPM system
- Knowledge of complex engineering systems and maintenance procedures
