We are now looking for a Void Performance Manager to lead our national voids management function – a vital role in ensuring our supported housing is available and ready for those who need it most.
About The Role
As Void Performance Manager, you’ll lead a skilled, dedicated team in delivering an efficient and cost-effective voids service. You’ll be responsible for ensuring empty properties are turned around quickly, safely, and to a high standard, reducing rent loss and supporting the availability of quality homes for our service users. You’ll work closely with regional contractors, suppliers, and Nacro’s internal property, leasing, and operational teams – setting high standards and driving continuous improvement across the voids process.
Responsibilities
- Responsibility for void management across the Nacro’s Support and Advice Services Directorates for its supported housing services, ensuring all stages of the void process are actioned within target times, so properties are ready to be handed over to Nacro’s operational teams for letting.
- Develop and implement strategies and improvement plans to drive performance of the void processes, best practice and reporting mechanisms.
- Ensuring there are effective arrangements in place for the voids team to coordinate cleaning, gardening, decorating and carpet suppliers along with ordering any repairs, furniture, furnishings, and equipment for void properties, while minimising void time.
- To provide robust contract and performance management of Nacro’s regional contractors and suppliers (incl. cleaning, gardening, decorating and carpet suppliers along with furniture, furnishing and equipment suppliers)
- Developing and maintaining relationships with Nacro’s maintenance helpdesk, surveyors, local operational managers, leasing team, contractors and landlords
- Regularly review and update the void management policy, procedure and processes.
- Prepare timely and accurate management information on voids in conjunction with the Management Information and Insight team. Provide analysis of the reports produced including trends and projections.
- Supporting the Senior Estates Manager to develop a procurement and sourcing strategy for furniture and equipment suppliers for Nacro’s supported housing services to ensure Nacro has adequate and value for money suppliers that can support Nacro in meeting its void targets
Experience, Knowledge, Qualifications, Skills & Abilities
- At least two years in-depth experience of working in a property management environment, dealing with repairs, health and safety checks and void management
- Knowledge of property maintenance/repairs identification.
- Knowledge of housing legislation and compliance requirements.
- Strong project management and organisational skill.
- Experience of working collaboratively with a range of operational and managerial colleagues to deliver prescribed outcomes to challenging deadline
- Excellent analytical skills
- Excellent communication and stakeholder management abilities.
- Ability to work under pressure and meet tight deadlines.
- IT proficiency (e.g., housing management systems, Microsoft Office).
- There will be some travel in this role so a valid UK driving license and a car available and willingness to travel to the location of properties is required.
